As the north/ northwest sides of Chicago continue to become more expensive will the gentrification wave push south? It seems the neighborhoods almost all the way up the brown and red lines have been pretty much yuppie-fied as well as a considerable ways down the blue line (o'hare) as well. Where is there left to go with good access to transportation? Will places like Pilsen, little village and Bridgeport be anchor neighborhoods for south side gentrification? Or will it be focused more on areas like bronzeville and Washington park

And where will the Hispanic and Black people go, exactly, if they gentrify? And where are the White people coming from?

And are they going to move to such a neighborhood.

I hope that the Hispanic and black people don't have to go anywhere as we've seen in so many other areas but it seems like more and more white people (and all people) are moving to urbanized areas

are african americans not able to earn high incomes and displace lower income residents? furthermore, are we implying that you are not able to move to a different neighborhood if you dont fit the current racial mix? this is what exacerbates segregation in chicago.

heres how it works, either you buy a house/condo and lock yourself into a rate, or you rent and run the risk you may not be able to afford a certain neighborhood at some point in the future. thats really all there is to it. no one is entitled to anything.

and frankly, the south side has so much abandoned/vacant land+homes that fretting about gentrification is really the last thing anyone should be concerned about.

Right. Many low income families are wising up and realising they can get safer schools and neighborhoods for less cash and hassle than in Chicago. I sure don't blame them. I continue to be stupified that anyone sends their kids to some of these CPS schools. Conversely, more affluent households are choosing to live in the City's gentrifying neighborhoods.

But there's really only a handful of these neighborhoods right now. For that to expand to a level where it encompasses some of the poorer areas of the south side, Chicago is going to need to do something to attract more high paying jobs. That's where gentrification comes from, people with money.

Bridgeport is already gentrifying - and parts of Bronzeville are too. Pilsen is somewhat gentrifying but they're trying to fight that more than the other neighborhoods.

Yes, though it's taken off a little more in the last 3 or so years. Good number of single family homes/townhomes have been built there on vacant sites. Here's one of the big companies doing it:

LEXINGTON PLACE 3 - New Homes in CHICAGO, IL by Lexington Homes
LEXINGTON SQUARE 3 - New Homes in CHICAGO, IL by Lexington Homes
LEXINGTON PLACE 2 - New Homes in CHICAGO, IL by Lexington Homes

etc. I think most of the development is basically between Racine, 35th, Pershing, and the tracks (the ones just west of US Cellular Field).
