Personally, I don't know why anyone who is white does not feel safe in Chicago.

Actually, I like there being cheap neighborhoods.

I wish there were poor White neighborhoods and rich Black neighborhoods, and Hispanic.

It's not fair that all expensive neighborhoods have to be White neighborhoods and all poor neighorhoods have to be darker skinned.

don't worry...with gentrification all the neighborhoods will be white.

Crime is a big factor... but also neighborhoods merely with mostly certain Ethnic groups.... AUTOMATICALLY GET LOWER HOUSING APPRAISALS and it trickles down to rents and ultimately Taxes.

So to me.... if seeking lowest Rents or housing. I'd look into a primarily Latino neighborhood.

You might scare the neighbors who well fear its Gentrifying and their rents and Tax assessments will go up.... .

Blame those who set property values and lower them by Race... even if look as good as a more White one a few blocks away?

Yea it's always a good debate on is it Cook County government that races property taxes 1st, causing the people to move out, and the White people to move in...

Or Hispanic/Black people move out 1st, and then White people move in, and then Cook County raises the property taxes.

Probably a mix of both.

Don't know if that's about the recent hike, but analysis shows that the majority of the south and west sides will be unaffected by the hike.

It's been a couple of years, not decades. Since you talk about gentrification all the time, what happened to the Cabrini Green housing projects, did that area actually gentrify? I doubt it considering the state it was in just 15 years ago.

Someone made a nice documentary about the housing projects, it's right there on youtube. (viewer discretion adviced). Especially their new years eve traditions are interesting ... Chicago is about as bad as it gets.

Nobody "sets" property values; for the most part the free market determines real estate prices.
