Will I am never in the hood so I wouldn't know.

And I wouldn't say I am white washed at all. Like I said I am very in-tune with my Latin side, studied abroad in Latin America, have traveled extensively throughout the region. Hence why I am so attracted to Miami.

Humboldt Park Puerto Ricans may be a certain way, but that by no means is representative of what Puerto Ricans are like in general nor representative of Latinos in general.

On a little side note, I have visited Central & South Florida numerous times as well. My friends & I have noticed that the Puerto Ricans in particular have been gravitating towards the Orlando area. Perhaps it's the Cuban stronghold in Miami, but Orlando has been attracting a ton of Puerto Ricans, primarily PR transplants from the NYC Tri-State area not surprisingly.

But obviously there's no disputing that Miami is more diverse when it comes to the Latino population & it is a more cosmopolitan / nightlife oriented town than Orlando any day of the week. Orlando is fine if you're into simple, cheap, suburban living (better for families).

I left six years ago, mainly for a better job opportunity and because I wanted to get out of the Midwest.

Lots of good memories and return frequently for work, but I'm happy I made the move.

I haven't seen a mass exodus, but I myself left Chicago and returned to my hometown about three months ago. I really wasn't psychologically ready to leave Chicago and didn't want to move, but did so due to economic and other pressures.

It could be a lot of things. My friends' friend's family left for Texas only because there's 0% income tax there - literally no other reason (Illinois is flat tax at 3.75% which is actually pretty low compared to some other states. I think this family left when it was at 5%). I have a coworker who moved to Texas because his son has MS and they heard having a lot of sun is better for people with MS. He tells me all the time how much he hates Dallas and wishes he were back in the Chicago area. I've heard of others leaving because they worked the types of job which kind of washed up but they were able to find new work in places like North Carolina and Texas doing the same types of things. Others it can be things like property taxes, or it could be schools. I know of a few families who left because they were tired of cold weather and wanted year round warmth and sunshine. I think you'll find families like that covering all cases to be honest - it's not just one and you'll find this elsewhere.

On the flip side, except for winter (though some people like it), the city is very attractive for younger people who want an urban lifestyle who don't have any kids (NYC is moreso of course, but Chicago especially with its lower COL is still very attractive to many younger people). There's something like 35 high rises under construction or site prep right now in the city, most of them residential with a few more that will probably start construction within a month or two, and more to come. Most of it is not speculative development.

I don't think you understand what a "speculative developement" is -- Speculative Property - Real Estate Investing Definition

The alternative is "fully contracted" -- that means someone has agreed to lease / buy every last inch of space, which pretty much does not happen...
