East Humboldt Park - pretty much from the park (California in some spots, Sacramento in others) to Western, yes. It goes as far north as North Avenue and south to Chicago Avenue.

I'd argue it goes as far north as Bloomingdale.

Same here, as the Bloomingdale really divides Humboldt Park from Logan Square, not North avenue.

Only place I would say I see much opportunity is in West Town between Chicago and Grand. Beautiful neighborhood with a lot of three flats that I think still have a lot of room to appreciate given the proximity to W. Park etc. and downtown, and it's not overly gentrified yet -- still a lot of old Chicago and many Hispanic families, all the way to Western.

But it's obviously changing quickly.

The kind of appreciation we saw in the housing bubble is likely gone barring some economic miracle.

I think another factor to consider is how successful/valuable neighborhoods can fluctuate. Walking through Lincoln Park and Gold Coast today, I think they're way passed their peak and on the decline (despite the wealthy inhabitants already established there). Buyers are far more focused on hip areas like Wicker Park, Pilsen, and Logan Square these days.

Logan Square and Pilsen are definitely more hip than Lincoln Park is now. But Lincoln Park isn't going anywhere. There's too much money there and it is too well established. The type of person moving to a $800,000 luxo townhome in Lincoln Park is not the same type of person moving into a $1,600 month shabby chic apartment in Pilsen.

I think Lincoln Park is morphing into a version of the Gold Coast. Older money. It'll be the viagra triangle for the wealthy Gen Xers.

I agree, I think that's a good area to look at investment-wise,. I also think the area surrounding the United Center could have a lot of upside, but it's riskier.

They are currently working on a complete makeover of the Wilson L station and it's surrounding. It suppose to be really nice.

And some of the SROs have been converted to apartments more recently. But there's still a large concentration of social services there.
