THIS is why the OP's rent is increasing! Actually, the OP is probably fortunate that it appears their landlord is eating some of that cost because the average tax bill is increasing by $400/year.

$25/month is only $300/year so it's a good deal!

The last apartment I lived in increased my rent from $700 to $770 one year, a ten percent increase. Then the next year they raised it to $820. They had also raised my parking fee from $100 to $200 but I did not renew the lease. I decided if I was going to pay out the a**, I may as well move to a nicer apartment that is not infested with bedbugs...

Are property taxes increasing that rapidly? At this rate, Chicago is going to turn into New York it seems like.

Pretty much. Rate increases, reassessments, water/garbage, etc. adds up. I know I'm increasing rents come January (again)

Our landlord did not raise the rent the first time we renewed the lease on our West Loop condo. He did - by $50 per month - at our second renewal. The taxes on the unit went up, as did the association fees. We're covering these increases. Even so, the rent is well below market rate, so we're getting a good deal.

Have lived and rented in Chicago, Madison, Boston, and Austin. My rent increased every year in Boston and Austin, and nearly every year in Chicago and Madison, though the percentage increases in Madison and Chicago were modest by comparison to Boston and Austin.

Property management companies will raise it every year. I live in a small unit where I know the landlord and he raised it $60 over the past 5 years!
