East Garfield Park, is it all that bad? Do you see potential? (Chicago: apartment, condo)

I don't know the last time you were over there but Smith Park is West of Western and South of Chicago and is one of the nicer neighborhoods in the city IMO. New houses are being listed (and bought) at well over $1M. The section of Humboldt Park South of Augusta between and Western and California, while not as nice as Smith Park, is coming up fast and has been relatively safe for a number of years now.

This is kinda-sorta true if you're in a plumbing truck.

If you actually live there, you will eventually be recognized as 'the white person who lives in this neighborhood' and from there, it's only a matter of time before something bad happens. It's not even a matter of 'if' but when.

The thing with crappy-neighborhood living is that it's not like drinking a bottle of bleach, where you're going to do it and then die on the spot. It's a probability-over-time thing. Most days might be fine. Some people get lucky and never have a problem but eventually, if you stay there long enough, something bad will happen. To some people , it happens right away.

So imagine a jar of mostly black marbles. Every day, you wake up and pull our a random marble. Black means you're going to have an uneventful day. Gray means you'll have some sort of minor problem, red means a massive problem.

The "Naperville" jar might have 100,000 black marbles with 200 gray and 1 red.
The Roseland jar might have 1000 black marbles with 50 gray and 5 red.

I'm not even basing this on detached crime statistics, either. I lived in Chicago, including 5 years in a dicey neighborhood. That's what it boils down to. Most days, nothing happens but you're significantly more likely to encounter bull**** (including serious bull****) in some places than others, and this will *always* be reflected in property values and rents.

Here's something about west Humboldt Park:

I'm an active member in a Chicago gang forum (hardly any White people). Some gang member outside Illinois I believe, posted his trip to Chicago' Humboldt Park.

Here's what he wrote:

Thread title: Humboldt Park (Chicago) has gotten sweet

Drove through the whole hood today on division to hamlin, then up hamlin to beach, drove on beach to kedzie then kedzie to north Ave

With the exception of the far west part of the area the neighborhood felt pretty sweet...lots of white hipsters, some newer condos on the west side of the park, even some yuppie lookin white folks sippin lattes n ****

For those unaware this was once a no go area and the Latin kings motherland. I think the new walking trail has empowered white ppl

Generally Latino gang types don't ever mess with me as I am taller and bigger than most of them and I also look darker and I don't dress like a nu-male. As a result I don't give off the easy target vibe that many transplants do with their skinny jeans and overall non-threatening demeanor. White people not from Chicago are generally easy targets just by appearance.

A lot of these gang members and locals think they're all from the suburbs as they haven't seen people like that most of their life. But they aren't to be taken lightly. Not speaking for Humboldt Park but just anywhere that is a non-White majority area in general. It's better to just avoid areas like this unless you carry. There are just certain parts of the city that just aren't worth the risk for cheaper rent.

Sometimes I see some really goofy looking or goofy dressed White people, pull out hundreds of dollars of cash at a Dunkin Donuts straight out of a back skinny jean pocket no wallet, S-cut type hair style, and I go "Mann, these type are making it easier for robbery."

A lot of robbery at least by Latino gangs are a lot to do with what you look like. The more feminine, the more likely. In a way, they do this to make them more masculine.
