If you're willing to define it as west of Central Park then yes, it gets more affordable. But 210k for a good 3 flat is a tall order, even there. I just don't think he'll find that east of Central Park. Certainly not east of Kedzie.

Yeah, there are virtually no single family houses east of Central Park - just four properties and not one of them looks all that appetizing.

Humboldt Park has the same issues. Tons of sellers out there now touting the Humboldt Park name. But the problem is most of it is pushing up on Cicero Ave. I might as well just buy in Hermosa and save the money. Property in the desirable east end by the park is either uber expensive or owners are holding out to see what happens.

Everyone thinks they're gonna get something for nothing, like a turn-key renovated 3-unit right next to Lagunitas for 210k. But owners are not stupid. If they're in an area where there's a chance for gentrification, they're going to put a high ask on it to see who bites or hold out, unless there's some compelling reason why they're selling.

I suppose it depends on one's tolerance for crime, anti-social behaviors, needing a car, anticipation of neighborhood improvement, etc. I mean, look at these properties:

Buyers will always put location ahead of a pretty house. Way ahead. I would not buy in one of these areas simply because the house is nice. The market will not grow around it. In fact, it might even serve as a target on your back, given that you'll have the nicest home in the area.

Even by Southside standards, Burnside is exceptionally dangerous, disinvested, and impoverished. Avoid.
