Did you ever consider Cicero? You could probably get a filthy little 2 flat for 150 and fix it up. Some are near the Pink Line. And it's safe. Mostly Hispanic families.

Cicero is solid but there isn't any upside to Cicero. I have properties and in my opinion properties have to go up at least 5% a year to make owning a property worth it. Otherwise I will do better in the market. 5% a year isn't happening in Cicero it is too far west in my opinion.

Not in good condition and not east of Kedzie or even Homan.

I live in Little Village and it's decades before it gentrifies, and I doubt anyone here will live to see west of Homan gentrifying

I think people will get displaced out of Little Village and end up in Cicero and west. Problem is that their incomes are not rising and there is uncertainty over immigration enforcement. But supply and demand might push housing costs up. Of course, the needs of this population will also push taxes up, which could put a damper on housing appreciation.

He's talking 210,000 dollars for a 3 flat. It doesn't take a whole lot of gentrification to push a decent 3-unit building past that pittance of a threshold, LOL!

He's not going to find anything for that price unless it's a complete basket case, he goes way west (past Central Park), or into a black neighborhood.

Depends on your definition of Little Village. Currently South Lawndale has about 20 properties between $150-$250 or so, and they don't all look to be in rough shape.
