I didn't included Old Irving because although it's not gentrified in the traditional sense, it's safe and a quality hood none the less.

Logan is a huge area, west of Kimball will struggle to get over the hill if only because of the distance from the blue line, HP has the same problem. Gentrification always follows transit lines. That said, the core of Logan has been the gentrification champion the last decade and is already near or at Lake View rent levels.

Have you people lost your minds? I grew up there, and I'm still mad at my parents. Lets see if I can help. Don't park the car anywhere you can't see it. No, don't walk especially if you're stupid and you people sound pretty dumb.
And remember that there are good people everywhere.
Sites to see would be "the Off the Street Club" and the post office.

P.S. My friends and I all went to IVY League schools, and some of the worst ghetto people I know, are right here in Tinsel Town.
