Which leads to my last point...anyone wondering whether the west side or south side will gentrify first needs to only look at the West Loop. Lacks all the beauty of the lakefront and is still where people are moving too...
its just a different kind of beauty. the warehouses have a cool vibe.

i must say - the fulton market area is really weird to me west of morgan. they really haven't developed that part enough.

Yup, gentrification/development will only increase in the area and push further west, into EGP. This is not a bad thing.

I do think traffic patterns need to be improved in the area. More stop lights and less stop signs. Also I like the idea of some people to make Fulton Market pedestrian/bike only, no cars (except for trucks late at night for making deliveries etc.)

Here's a link to a flyover and street level-models of the West Loop/Fulton Market proposals by SSP user "rgarri4" who makes renders professionally. It's really the only place in the city with lot line to lot line development that makes this area unique.

Chicago lacks east/west depth, if River North ever fully builds out and Fukton Market becomes and extension of the core with buildings downtown scale then we'd be rivaling Midtown. I think the human scale mid-rise vibe being forever lost if more height is added is overblown. There is more than enough lots to build some signature towers to extend the peaks west while maintaining some corridors with low/mid rise structures. While proposals in the rest of the core have scaled back dramatically over the past couple years the West Loop is still it's own booming market independent of forces stagnating the rest of the city. Developers keep buying up lots and proposals are introduced frequently.

Over the next decade I think this neighborhood has the opportunity to be Chicago's most urban/dense and active 24/7 neighborhood. The other development in the city is too suburban in nature with all these towers-in-a-park landscapes for the mega-projects and massive parking podiums or pocket parks on high profile projects filling in the downtown that create large gaps and fail to activate the street. The street-level experience and night-life is a level above River North for me.

That is a great video that I'm bookmarking - I would give that creator $5 to render it at a slightly higher fidelity.

Also - west loop's night life is ridiculously crowded already.. I can't believe how many people are there this year. They need to open more bars ASAP.

Ya his work is great, he said his firm is working on renders for a proposal for the parking lot on Madison/Desplaines next to Presidential Towers after this concept below was leaked. He wouldn't say the scale of the building but hopefully it will be 800'+. Also, you are correct, the West Loop night-life scene is extremely crowded. I think it will only continue to evolve and expand, a high-end shopping district to compliment the world class food scene would be a great addidtion to the area and would raise it's profile. Rumor is Curtis Duffy from the former 3 Michelin-Starred 'Grace' is opening a Fulton Market restaurant and Grant Achatz is opening another fine dining restaurant. I really believe the West Loop/Fulton Market area has the ability to become downtown's best neighborhood. The vibe there is unlike any other in the city and the potential for NY level strcutural and population density is there providing top corporations keep locating to the neighborhood. The organic mixed-use infill over time by multiple developers with lot-line to lot-line development is special and will create the most active walkable streets in the city.

Right? Salesforce is already committed to a new tower going up on Wolf Point in River North.

That's a pretty amazing amount under construction, and I'm glad that a lot of them are mid-rise buildings that somewhat go with the existing buildings there.

I'm wondering how far west new development will have gone by the time the new Damen station on the Green Line opens and if that stop will also see a run of new development.

I'm also wondering if this development means the neighborhood will have enough clout to push forward the idea of capping over part of the Kennedy Expressway actually come to fruition.
