Hello I am thinking of buying a condo in Jefferson Park on Milwaukee Avenue. It is a conversion from older apartments to a condo.
Does anyone know anything about this area as far as crime, things to do, accessibility to highway, and is it a good value?

I will be parking my car there and will have visits from friends and family and want to make sure it is a safe environment.

Thanks in advance for your reply!

Well it would help to know how much it is,what size it is,and also what streets the condo is near.

As far as the area, Jefferson Park has some of the least amount of crime problems of any community in the city. However it is much better the farther north and west in the Jefferson Park community area you are. The expressway runs right through Jefferson Park. There is a major transportaion station in the area.
There are things to do, not as much as in the popular trendy areas, but there are things to do of course.

That intersection is right by the Jefferson Park terminal. There is much more activity around there than farther north in the area which is a good thing;but also bad. You do not have to walk around in fear by any means, but you must be aware at night in particular. Since so many people go in and out of the train/bus station, criminals like to pick victims within a few block area and then hop on a bus or train-right out of sight.

What size place are you speaking of? How old is the building? Is it a gut rehab?

it is a condo conversion.
it has parking lots not garages which concerns me.

the building should have security.
1000 sq ft.

Can I do better in the city with access to the expressway?

How old is the building? Two bedrooms? One Bedroom?

For Jefferson Park and most parts of the city a 30 year old building is not very old at all.
Without seeing the place and knowing more about it, 150-200k seems to be a very good price.

You probably do not need a car if you live that close to the bus/train station depending on where you work.

As far as car theft, there is always a decent risk of that in many parts of the city. The Jefferson Park Community area is generally somewhere in the 50%-25% percentile of this type of crime I believe.

I apologize if this seems like belaboring the obvious, but make sure those two parking spots are actually part of the purchase price. It is very common around here for parking spots to have their own deed and be sold separately. If that's the case here, make sure the purchase price of the parking deed is part of the purchase price you're being quoted for the condo unit.
