I've just moved to Chicago and am likely going to get a temporary three month place to hold me over til I figure out what neighborhood I'd like to live in longer term. If I do that I'll be looking to sign a 1 year lease in January. But I've heard from some of the hi-rises that they don't have leases ending in January because it's hard to find renters then. Does that mean it'll be very hard, or very easy to find apartments then? i could imagine it going either way...

Yeah - I think you're right it could go either way. Fewer units available, but fewer people looking. I've had friends who moved in January every year and they didn't seem to have an easier or harder time than anyone else I know.

my lease is up in Febuary and it kind of evens out as said above. It just sucks moving let me tell you. I had to move from the burbs to the city in snow storms. The only good thing I can think of is that the renter would be more "flexible" in their price to get someone in there asap

I would imagine you would find a lot of options on Craigs List. A lot of condo owners are also looking to rent out their units. It would be very easy to get a 15 month lease starting in Jan as it allows condo owners to get their units back in time to put on the market for sale at the start of summer. I know that has been my mindset while trying to rent my condo.

It's probably easier to find a year lease in January than a 3 month anytime of the year. Short terms are the hardest to find.

Short-term leases are tough, but if the place is empty I as a landlord would want it filled. Dec/Jan/Feb are the toughest times to find renters and the toughest times to kick bad ones out. There is a 2 week moratorium on evicting bad tenants before Christmas and you are not allowed to evict tenants if the temperature is below 15 degrees F.

I think if you start looking now, you will be fine. It is much better to get the place filled than have it empty. You will have less selection but you will also be competing with fewer folks.

Just realize that your options may be limited in January. I know the apartments I lived in (not a high-rise, a Lakeview vintage building) had a leasing season of May-October. Others are like this too.
