I have a rental condo that needs to be painted as well as having a small amount of plaster repaired in one wall (the building is 50+ years old). I have one quote from a painter referred by the condo association for $1600! It's only 500 sq feet. Any thoughts? Any other painting company referrals out there?

Without knowing how much wall area there is (room count is pretty good too), how many coats of paint are going to be put on, how much trim there is, and how big a repair the cracked plaster represents it is hard to say if that is a fair price. Does the condo association recommend Union Painters? $30/hr is not uncommon. Material costs are not cheap either.

Good points ~ I'm not sure though about the union painters, etc...The quote includes repairing the cracks in the plaster (2 total) painting the crown molding, the baseboards, ceiling, and walls (bedroom, living room, and bathroom) plus caulking the bathroom, and clean up....

I've had lots of painting and plaster repair done over the years. Price sounds perfectly within the realm of reasonable for the detail that you give. What's more important than the price is assurance that the contractor does good work. A bad job will have to be redone next year. And certainly take the time to get at least three quotes as well as getting good references, even if the job is small.

I use to work for some contractors and I cant tell you how many times we lost a job that we quoted on price and then a year or two down the line they called us cuz the cheap job fell apart.

I can recommend Angieslist.com as a good source for finding lots of reviews for workers/services of all sort and they have plenty of painters.

Can you DM me too? We have painted our entire place ourselves except for the ceilings, and now because of some water damage we are getting ready to do them all and just don't want to deal with it anymore. Ceilings are a pain.

We got a quote from some Northwestern students who did some work in the front vestibule, but they kind of sucked. We want a quality job. We're amateurs and can do a pretty damn good job, so we expect a high level of quality if we're paying someone!

I know a contractor who's done work for me and has very fair prices while he does excellent work. So if you want his info u can DM me for his number. I'm sue he'll come out and give u an estimate and I have a feeling it would be less then 1600.
