Also I like to add it is not very affordable in the car oriented suburbs for the working to middle class. Not only taxes are high but every family member over driving age needs their own car to get around. Car payments, gas and insurance can run into big bucks. Public transit is non existant or poor at the most.

You are right. This issue does pertain most other metro areas except for a few sprawling sunbelt cities in the South or West.
