Hamh....

Oh i was more looking to buy a house then to rent... but i could have a small mortgage payment depending on the price of the house...

and a car i would just buy... financing is such a waist of money because of the intrest rates people get stuck with. :-(

in the long run its most economic just to buy.

well, selling a house is not as easy these days in Chicago. Renting out should be easier, but depends on what location it is in. There are so many vacant condo building out there, so you know there'll be quite a lot of competition.

you can try the site ilfls.com for foreclosure listing, it's a local company which they record the data right from the court. I think it's pretty good.

Because you can pretty much always get a lot nicer place for the same monthly payment if you rent. And, as others said, if you rent you're not totally committed to the area. That can be a plus if you're new to the city.

On the other hand, it's a good time to rent OR buy in Albany Park. You can get a nice place in a safe neighborhood for not much money. So you can't really go wrong.

where are the areas that are worth looking into?
Any of the areas shaded the darkest three greens in this map:
http://upload.wikimedia.org/wikipedi...e_map_2006.png

How are real estate prices in those areas?
It varies, of course. Anything decent starts at $200,000

How is the job market right now? (all i can find is old info)
Weak, but not as bad as some places

what is the unemployement rate right now?
High-ish. What sort of work do you guys do?

What is this i read about in the chicago tribune about taxes increasing 50%? is that really happening?
No, and it was a proposed increase in the state income tax from like 3% to 4.5%

Are house taxes high in the balkan areas of Chicago? (thats the north side right?)
Property taxes in Chicago are set based on assessed valuation, by an elected official called the Cook County Assessor, who can't raise taxes too much lest he become unelected.

Are there are lot of forclosures in the balkan areas of chicago? or does anyone know a good real estate agent?
The Bosnian refugees have largely dispersed around the US, supposedly to the meatpacking jobs in Iowa and Nebraska. The Serbian-American (and some Croatian-American) areas are down in the East Side and Hegewische neighborhoods, and those areas have been suffering since the steel mills closed. But why move down there?

If anyone lives in that area is it a safe area to have children? we would like to start a family soon.
what is the crime like in that area?
See the crime map link above.

What areas are bad to live in?
See the crime map link above.

What is the cost of living like?
Chicago's is slightly above the national average, but you save money by using public transit.

is there any advice you can give me?
Have jobs first.

anything i forgot to ask?
Where is the nightlife?

To the OP:

If it is extremely important for you to have a large, centralized bosnian population, the largest in the country is located in St. Louis.

I do not know of a neighborhood in Chicago that has an area that is strictly made up of people from the former Yugoslavia.
