How is it, especially to the east along Lake St?

Is this a rundown, up and coming, or allready nice area?

There are good signs of regrowth. New storefront on Lake Street and California; new Cafe Too will go in on Lake Street just east of Garfield Park. There's also a beautiful garden center on 3000 block of lake: City Escape. I'm always seeing crews come in to clean up the area.

I used to live there. It's going to take a lot more than a cleaning crew to make that area attractive to outsiders. It is a very low income crime ridden area. There are attractions like the conservatory. And garfield park looks nice but it will take more than the a couple of coffee shops and what not to for most people the feel safe and want to venture in.
