There are a couple of nice but very reasonably priced units in a swank condo building on 1000 w leland for sale, but someone's told me that that location is in the center of the pit. As such its not good to buy and think the value will go up somehow or rent it out. Is it really that horrible that neither option is viable?

That address is in one of the worst parts of Uptown.

Not around the clock, but....

Uptown is about 75% better than its reputation because the bad areas are pretty consolidated into a few key "whacko" stretches. That address would pretty much be in the heart of the "whacko".

Uptown still has lots of crime but I guarantee you, any property that is walking distance from a CTA train is golden as people no longer want the hassle of a car.

That block itself has some nice buildings and a core of committed residents who are really trying to change things, but it's still quite possibly the worst area on the North Side (which to say, is not as bad as its reputation). I would avoid it, but it's amazing how much difference a few blocks makes in this neighborhood.

It's cheap for a reason. Lot's of crack dealers and users, gangs, homeless people, and mentally unstable population. Avoid this place like the plague.
