Hello everyone,

My family will move from New York City to Cincinnati in July. Really need your advice on finding our first home.

We have a 19 month old baby, so school district/neighborhood is somehow important in the future.
My husband will work at the UC hospital, and he prefers his commute less than 30 minutes.

Our budget tops at $550,000. We prefer a house built after year 2000 that does not need a lot of renovation.

Any advice will be greatly appreciated!

You will probably end up along the I-71 corridor starting with Blue Ash and ending about Mason. Lots of newish houses there in your price range. Please start your MLS search there and see if that looks like your type of are. Amenities are excellent all along there. Then report back.

I would add: Terrace Park and Anderson. There are good houses in your range, decent schools, commute to University Hospital is less than 30 minutes.

These communities are also much closer than Mason.

Hyde Park and Mt Lookout are nice places in the city with commutes of only 10-15 minutes to campus. However, most people say that Cincinnati Public Schools (CPS) are not so good. Also, its harder (not impossible) to find newer houses. But, they are very nice places to live.

If you think you might consider private or parochial school when the time comes, then a decent realtor can find houses built after 2000 scattered throughout the inner suburbs, relatively close to UC Hospital. There's been a 15 year property tax abatement for new construction, which has encouraged it, and although the abatement doesn't transfer to a subsequent owner, it still means there are quite a few newer houses and even small pocket neighborhoods of newer homes a lot closer to the hospital than the outer suburbs.

Pretty much, unless maybe they could find one of those infill type houses I was talking about.

I live in a house built in 1993 on one io the last vacant lots in my subdivision, where most of the houses date from the 1940s through the 1980s. Newer house (think always having enough wiring!) in established, well-located neighborhood really rocks. Just wish we could have gotten the tax abatement, too.

Idon't think they will find much new in HP for $550,000. There are some new areas, but they are more than that. I don't know of anything new in TP.

910 Elm Ct, Terrace Park, OH 45174 (MLS# 1226205) - Coldwell Banker West Shell - CBWS.com

Closest I could find on a quick search: 1994 with a later addition. There were a couple nice listings dating from the 1980s in Hyde Park and Terrace Park, though. It would definitely take some looking.
