What's ashworth drive like? (Wilson: sales, rentals, condos)

I'm looking at several condos on Ashworth drive, and they seem pretty nice to me. The problem is, I will have to commit sight unseen as I won't be back in Ohio until my move-in date. I attended UC and Xavier for four years so I have a basic familiarity with Hyde Park, but is this still in what's considered the "nice" and "safe" areas?

I was just down there tonight picking up a friend. These are non-descript buildings as you can see from the photos, but the whole place is really, really nice. I could live there in a heartbeat. There are two sections and so I don't know what amenities go with which section, but the whole neighborhood is quite lovely. It is one of the safest places in Hyde Park or the whole city for that matter, and every detail of grounds keeping and repair is done meticulously. Completely isolated, yet walking distance to all sorts of great stuff. You could not find a gum wrapper in the whole place with the FBI working on it. Everything is so clean and orderly. People out walking the dog or socializing. Nice.

I tell you, I'd move there in a nanosecond.

That was exactly what I was hoping to hear. It's a bit above what I was hoping to spend ($1295 a month) but checks off literally every single other criteria. I love the fact that it's quieter but a 5 minute drive from Hyde Park square - it's exactly what I'm looking for.

Be sure to check for rental units deeper into the thing. I would walk the whole thing to be sure there are no "rental by owner" of any of those condo units too. If you are not in town, post upand I'll take a look.

I would watch out for the ones that are right next to Erie as that could be a lot of traffic noise. Like Wilson said try to get deeper in.

What is your concern with rental by owner? I think that's actually what this one is. It's listed on the market for $184,000 but is offered for rent for $1295 per month.

When you say deeper in, do you mean further from the road?

Of course Wilson meant rental by owner should normally mean a lower rate. And deeper in means further from the street and the traffic. Condo Sales in this market are abmismal, almost nonexistent. Let me put in it simpler terms, they are not selling. So owners who are not living in them, but paying a mortgage, should be willing to deal on a rental to recover some of their losses, at least equal to their mortgage payment. If they are not willing to deal because they are so far under water then just walk away.

Many times people will just put a sign out in a good neighborhood like this so as to avoid the rif raf one sees when an ad is placed in Craigslist or with an agency. A sign on the lawn and your audience are the friends of your neighbors or people who have occasion to come down the street. Its the way a lot of desirable rentals are done.

Also, there are two sections and I think the older section (still nice) is closer to Erie.

It's not a matter of naivety, but rather the sometimes-inaccurate medium of internet communication. "Deeper into the thing" didn't seem to make much sense as it's only a four unit building, and "make sure there are no rental by owner units" has neither a negative nor a positive connotation the way it was stated.

I simply wanted to be sure I understood what he was saying.

FWIW, they already turned down a $1100 per month offer. But I don't think I'm going to walk away as it's far and away ahead of most other things I've found.

Yes, as I posted earlier but Ill explain a little more: about 5 of those 4-box units on "Ashworth" sit right on Erie but they are called "Ashworth" because they are not accessed by Erie.

But the road curls back away from Erie.

Maybe you are not sensitive to traffic noise and don't care. However, cars are constantly racing/zooming up and down that part of Erie at 50 miles per hour(obviously making more noise going uphill). In fact I cant imagine anyone wanting to live in one of the units right on the road. But, I hate noise and greatly value peace and quiet in my house, particularly the more I am spending Other people possibly couldn't care less.

Actually I am curious about that. Over the past several years I have looked at any number of stunning houses that...were built before 275, and now have the roar of the expressway most of the time. You go out into your large yard with beautiful trees and hear...traffic roaring. Hated that!! Im probably way too sensitive.

Does anyone else here care about road noise?
