columbia tusculum has some new construction - but it is townhome style. large closets, but small yards and a one-car garage. you'll find a little here and there in mt lookout, hyde park, and oakley, but it would just be a house here and a house there (no new cul-de-sac type developments). the nearest suburban type new construction but still in the city would be, i think, in mt washington.

oh, amberley village may also be an option. it isn't in the city but is in the same school district.
