Hi there,

My wife and I are both international students at UC, and we have lived in rental apartments around UC campus for more than a year. We got married this summer, so we plan to rent a bigger place to live. We found a single family house with fenced backyard at Amelia area. The house has about 1100 sq feet ,and the rent is around 1k per month.
Since we have never rent a house before in US, we have some questions about this,

1. How much do we need to pay each month for utilities approximately (including water, gas, electricity, trash)? The house is installed with central cooling and forced air heat.

2. And how to make sure the property is ready to lease (I mean the house has a clear history, with no financial issues).

3. Is there anything that I need to pay attention before I sign the lease?

In this area, short term renters do not pay real estate taxes or make repairs other than minor repairs and things caused by the renters' negligence. You will need tenant homeowners insurance policy or "renters insurance" for your valuables. A couple hundred dollars per year. And, your lease should provide that the owner pays for fire and casualty insurance on the house and that the lease has a waiver of subrogation meaning that if you burn the house down their insurance pays and doesn't make you reimburse them.


All in all, it will make sense for you to have a lawyer out in Amelia look over the lease. Budget about $500 for this and get a fixed price commitment in advance. I can recommend Don Swartz in Batavia. He would be a good choice. Look him up.
