Of course, you won't be able to know what improvements were made, but that will not invalidate the process.

Take those auditor numbers with a grain of salt. There are a lot of transfers made in Hamilton County that are NOT the standard "arms length" transactions. In other words, elderly mother with two sons sells son her house for half the market value.
It is a good resource though.

Unfortunately, real answers to real questions require more than a fly over glance. The OP wanted to know if the proliferation of for sale signs in Oakley was a consequence ofa few minority families moving in. Obviously it is not. But, for anyone who really cares about this topic, there is only one way to tell: Are the sales defensive, or are they positive. All of the sales are provided above. Each of those sales can be looked at with the resources provided above. I don't need to look at the data, because I have lived in walking distance of Oakley all of my life. It has never been a better more vibrant community. And, the data above will support that. Further, when you drill down a little, the data shows a substantial appreciation in housing prices. As though that is not obvious even from 30,000 feet given the mean sale price of around $200,000. Given the housing stock in Oakley, that shows premium prices being paid. Not fire sale prices.
Is there a point? Only if you care to see it.

I was really after the OP's comment. Yours was a little different in that you questioned the appreciation of City property in general. For the future I doubt any residential real estate will appreciate. When interest rates go up, prices go down. And, I think we are in for a bad ride on interest rates. But, suburban sprawl that got people out to West Chester and Loveland and Mason was enabled by cheap transportation costs. If gas prices go to $5 a gallon and stay there as the enviroweenies want them to do, a 30 minute commute may become a luxury many cannot afford.

kjbrill/OP, if you'd like me to pull data from the MLS to compare Oakley to say ... West Chester or Mason, I'd be more than happy to, but if you think that the perception is just that ... or dare I say ... a bit of racism, then I'll leave it alone.
It's one thing to say, "Oh no, section 8 is coming into the neighborhood!" ... it's another to say, "Oh no minorities are moving in!" ... when home prices are rising, houses are selling more quickly compared to other neighborhoods, and the area is becoming gentrified, then you have a problem that no individual can fix for them.
Minorities coming into a neighborhood aren't bad, it's actually better than not - especially when you're looking for a nice ROI in 10-20 years.

Yeah...my parents bought a house on Drakewood Drive when my oldest brother was born and that was about 28 years ago. Without spitting numbers, I know their house is worth 3 times what they paid and that's after factoring in this 4 year tumble in housing prices...before that, I'm thinking it was over 4 times what they paid. Anyone who doesn't think a house is a great investment is a fool!
