Technically everything above Vine St is "north Philly" So it's all of Fairmount/ Spring Garden, or what some people call Art Museum, and Francisville plus a tiny neighborhood, Franklintown. All are doing better than fine.

Eh I'm not so sure that Camden has more long run potential. That North Philly is directly connected to Center City, whereas Camden is not, make all the difference IMO. The urban bones of North Philly still are there, and I think it's only a matter of time (like 70 years time) before all of North Philly up to and just beyond Temple is largely filled in and gentrified. I'm no so sure Camden will ever be nice outside of its waterfront. It's fallen just a little too far to make a comeback without the direct connection to Philly and without the sort of neighborhood amenties and walkability found in North Philly.
