East of the Potomac you can find that Sunbelt-y sprawl and transplant-dominated area as well.

There's no resemblance of anything sunbelt-like within the city core of Washington DC it's the 7th most dense city in the US, outside the beltway sure call it what you want. But there are marshlands in Northern NJ before you get to Hoboken/Weehawken i doubt anyone would say Northern NJ is "Everglady".

I had the exact same experience coming back from Florida a few years ago. He had a southern accent, so I asked him what time does the Ravens' game start, he said that he didn't know because he lives just outside of Philly, and is a Igges fan.

I'm not kidding. I literally asked a guy that while I was flying back to BWI from Ft Lauderdale back in 2011. He sounded like he was straight out of Dundalk, but he was from Philly. I'm guessing he sounded southern by default then.

That could possibly be because he's signed to a southern rap label. He spends lots of time around southerners.

Actually, I'd say the massive amount of new construction within DC proper, particularly the multiunit developments, kind of gives it a Sunbeltish feel to an extent. Also downtown DC is very clean and sanitized, even the historic stuff; it kinda feels like a structurally denser version of Uptown Charlotte with height restrictions. It's definitely not like, say, Center City Philadelphia.
