Wow, a very tough debate actually. I was in Richmond recently and LOVED IT. Lots in common with these two.
Richmond is growing a little faster in metro population....
Yet Louisville seems to just "have it" right now. It is just becoming a hot city, growing the right way, and literally billions in development right now. I think over 5 billion at last count. The city is totally transforming in a good way.
Louisville is also slightly larger and feels that way, especially in its core county. Richmond is almost bimodal with Petersburg.
Louisville is a beautiful and safe city resting on the great Ohio River. The city has made and continues to make impressive investments in its downtown and surrounding areas. Here are a few links to what's going on in Louisville. Peter1948 can explain in greater detail.
Is probably a better site. Even it is deficient..it is getting impossible to keep up with all the announcements. In the last week another 500+ units were announced downtown alone! And they are not on that list
There are so many developments that broken sidewalk literally can critically critque all of them. And what is not reflected here is the thousands of $3 million or under infill or rehabs going on. There are neighborhoods were almost every block has a dumpster in the front of a home (used by rehabbers and flippers).

It is great to see Louisville improving. The Omni is moving right along, as well as several other major investments.
How many cities Louisville's size have 23 hotels under construction? For those who have not been to Louisville in the last 3 years, you simply will not recognize the place. Since I have been living here, off and on, and moving around for the last 25 years, I have never seen anything like it here. It's exciting but at the same time, people not used to success are waiting for a bust. Only time will tell, but cranes, including several tower cranes, are up everywhere!

I don't believe Richmond has many major construction projects going on, even though the population and job growth are higher.
