With the exceptions of the properties in Atlanta, Chicago, Charlotte, Houston, Irving (Dallas/Ft. Worth), and Minneapolis, all of these properties are in very high cost of living areas.

Yes, that's how Commercial Real Estate works. In fact, Commercial RE is probably what drives up RE prices the most.
