Yeah Union City and Bayonne both have the waterfront and easy NYC access going for them. They both have nice new developments going up for the "yuppie" crowds.

Hoboken and Jersey City have a lot going for them not just Newark Trenton and Elizabeth.

Even EO and Irvington have very functional affordable transit connections and affordability also by with vibrant shopping by district for the local population. I AirBnB’d in East Orange and quite liked it. It was scruffy for sure but seemed to teen with life in a way I wish more MA cities and CT cities would. That level of vibrancy I only see in Roxbury/Mattapan/South Providence if we’re talking poorer urban populations. Some o the architecture and the larger apartment are nice. I did see some level of development/rehabilitation when I was there too.

Chelsea is Chelsea and I don’t think anyone is high on Chelsea. People who are broke but functional move to Chelsea as an absolute last resort. It’s better than 15 years ago but totally different ? Naw.

Admirals Hill was a 90s development which at a time was a posh part of Chelsea, separating the 25 murders-in-30k-Chelsea area.


But nowadays, development is radiating outwards from the core.

Thats ~800 new apartments with part 2 of that complex underway (I think 665 more?). 3 hotels, with another 2 coming. Another 4 complexes planned here. In addition to the downtown infill in Chelsea, the waterfront just got cleared for a massive redevelopment plan with a 4.0 FAR, 120ft height cap.

Outside of troubled urban ghettos, Maryland is the most vibrant state in the Northeast, IMO.

Right... the only person I know who lives in Chelsea and isn't poor lives on Admirals Hill a semi-gated, seaside development on a hill built/transformed in the late 80s. Not to say others dont exist but yeah-thats the hallmark.

That's the thing Maryland really only has urban ghettos in Baltimore. That's what makes it very different than NJ PA NY CT MA RI. Also probably why Baltimore is the way it is

Nice. Well it should be a desirable area at anyrate. Closer to govt center than most parts of the actual city of Boston. Commuter rail gets u to north station in 15 mins

Yeah I know three people who moved to Chelsea since 2019. They love it. Its diverse, cool and growing. I like Chelsea. Id live there.

One of my friends I know (Not my firend, but someone I know of) bought a 4 bed 2 bath 550k home in Chelsea.

Also supposedly in addition to growing white collar and Hispanic diversity, Chelsea has an exploding drag population too who work in Boston.

Im excited for Chelsea. I would live there if I moved back. Its like 5 years behind Everett outside Wynn.

funny how CT is #1 state for per capita income and is dead last in this poll.

MD is #1 for median income also doing poorly.

NJ is #2 in both categories and also faring badly.
