I get what you're saying.
Still, the region has potential. It's in the 'sunbelt', it barely sees winter, and Tennessee generally is a pro-growth state. A lot of its rural areas and smaller towns still do reasonably well. Nashville happens to be a darling city at the moment and I could see the novelty of Memphis luring a LOT of people as well, if they could just get it together.
