So not Raleigh-Durham?
I believe he lives in Clayton. Which is now considered an "Exurb" of Raleigh....but a hike/traffic nightmare...for now. 540 completed loop will change that in a few years.

Yes. I believe Austin was one of a few (or maybe the only) major markets that saw a decent dip in housing prices by late 2023. Austin is a growing city, but the price increases aren't sustainable.

(This is a good thing btw. Like a market reality check).

Some in-city Chicago Northwest side homes with lower inventory and higher prices than more offerings for the price last summer and variety as sold houses show.

Cute little 1950s home with oversized corner lot very nice backyard w/ 3 large evergreen trees and fenced in with a solid wood fence, a standard front lawn. Finished basement with extra kitchen and bath. 2.5 car garage, ridiculously low taxes and tax history $439,99,
1,008 sq/ft without the basement counted.
- $395.000 just went contingent on the market for 15 days.

Nice front bungalow with front porch built in 1921. On the market 71 days with high taxes perhaps why over $4000. Super-nice natural oak floors which look like it's a custom solid oak turning staircase. Backyard and 2-car garage from alley. Back porch, nice kitchen.
1,974 sq/ft without the finished basement counted.
- $385,000

This home looks like a Chicago workers cottage not brick built in 1901. Nice lil backyard with solid fence, 2-car garage facing alley. Standard Chicago lot with a finished basement, taxes $3,000.
1,945 sq/ft with peaked second floor and finished basement not counted.
- $397,500

Cute brick simple look home built 1927. Solid wood floors with living room ceiling trusses, nice size backyard with standard front lawn, 2-car garage from alleyway. On the market 24-days with a finished basement. Another ridiculous low-taxes $753,
1,500 sq/ft without counting the basement, 1.5 floors.
- $369,900

^^^ Correction to my second post with same link for home of first example.

Correct home for previous post.

- $385.000

Additional examples though lower end price now for these areas, but still solid homes move-in condition and full basements many finished is common.

Renovated Brick Tudor gingerbread home. Sold as an investment property as it is currently rented. Built in 1941. Over 3-months though on the market. All new windows. Hardwood floors and full open unfinished basement but clean and not dingy at all with an additional kitchen and usual laundry fully open.

An interesting feature it shows is how these mid-century homes 40s thru the 60s had a Steel beam under the first floor. So pictures of interior photo # 23 "Shows the STEEL BEAM these homes were built with showing.
1,190 sq/ft first and second floor. 2-car garage from alley.

- $399,000

This super nice mid-century full brick is larger than it looks. All interior upgraded with full finished All-open and all white basement. Higher taxes - $4,950 Driveway from front to garage with nice yard and front lawn.
Larger living area not counting basement at 2,150 sq/ft with 1,050 sq/ft finished basement.
Built in 1954. 88-days on the market in a manicured block with a newer home next door.

- $419,000

My Favorite look for a mid-century home.

Love the style and exterior of this mid-century built 1961. One of my favorite styles for a city and these all had full plaster, solid wood floors, front lawn and backyard. Finished basement with full kitchen also and super nice laundry area. Taxes $4,800. Nice front lawn and back 1-car garage with driveway from front. 6-days listed.
2,000 sq/ft not counting the finished basement.

- $409,000

https://www.redfin.com/IL/Chicago/49.../home/13505152

Another mid-century brick cure little home. The carpet needs to go. Original kitchen and pink tile bath. Nice open yard and Chicago front lawn. Needs some tender care but a nice solid home. 2-car garage. On the market 46-days. Taxes $1,977. 1,095 sq/ft.

-$328,300

This one in Raleigh just came on the market right down the street from me at exactly $400k...

Curb appeal leaves a lot to be desired.... but decently updated inside, fenced in yard (fence recently rebuilt) and prime/convenient location.

I'd love for them to get $400k for it but think that's a little high; should be closer to the $375ish range.

That Raleigh house looks like something out of a Tennessee or Ohio burb. Not pretty, but Raleigh is super competitive, so it might be worth it.

Currently...

Nice, old money area of the city: https://www.realtor.com/realestatean...=srp-list-card

Older/old money first ring suburban area just east of the city in a very good SD: https://www.realtor.com/realestatean...=srp-list-card

Older, first ring suburban area also with very good schools(different from the ranked schools on the site): https://www.realtor.com/realestatean...=srp-list-card

Rural area south of the city, also with good schools and minutes from multiple ski areas, with Ithaca about 50-55 minutes away: https://www.realtor.com/realestatean...=srp-list-card

In growing suburban area NW of the city: https://www.realtor.com/realestatean...=srp-list-card

In a suburban area east/NE of the city: https://www.realtor.com/realestatean...=srp-list-card

In a nice, suburban style area just inside of city limits: https://www.realtor.com/realestatean...0?from=srp-map

You can still find some solid/nice homes for even lower throughout the area like this one in a nice area near the University, to the point you could walk to some sporting events(especially Soccer and Field Hockey) and there are also a couple of nice parks also nearby: https://www.realtor.com/realestatean...6?from=srp-map
