Going to do a couple Northwest Chicago Suburbs with first a couple Chicago proper homes some again going Contingent after a few days to a week if in the price-range and generally with enough updates and well maintained.

This one listed for 3 days but on the first already said cut 40,000. Perhaps to inspire interest in the home or was it a mistake in price or a renewed listing? Another mid-century home.

The property has pictures of the interior at its 2014 selling time showing its Original MINT Platinum Kitchen cabinets still in place that were also very nice and I wonder if they were saved and sold? Just for comparison - this is the picture of its original cabinets home still had in 2014.
https://ssl.cdn-redfin.com/photo/68/...656797_3_2.jpg

This is the current kitchen redone after the above. Not sure if it is superior? Still certainly that basic gray white or black styles today.

Outside back deck with still a yard and garage off the back alley with a patio with roof or storage area and shows a hot-tube in the back, but not listed going with the home.

Built in 1956
1,400 sq/ft without the full open tiled finished basement with fireplace.
- SELLING PRICE - $425,000

The home last sold in 2014 at $236,900.

This is another Chicago home with attached garage. Very nice wood cabinetry and of course a finished basement. To some might be a tad outdated but easily fixed. Full tile in the kitchen and basement and hardwood floors elsewhere and a bit cheaper for adding more upgrades for the kitchen perhaps?
Already when I first viewed it yesterday it read it was already reviewing offers.

Classic Mid-Century home.
Built in 1977
2.240 sq/ft that seems to count the finished basement.
- SELLING PRICE - $359,900

A unusual Chicago Craftsman home but not a usual look or brick. But a more rustic and a very green street like it is a cottage. ITS ORIGINAL FRANK LLOYD WRIGHT LOOKING LIVING ROOM WITH LOTS OF WOOD AND A FIREPLACE.

CHECK OUT ITS ORIGINAL Chicago Craftsman woodwork and the floor for this living room A SELLING POINT.

THIS IS A TINY HOME before tiny homes were cool. I am sure built much better than the new pre-fab types for a similar size and a privacy fence surrounds the back yard with a driveway to the garage. In SUBURBAN DES PLAINES IL northwest of Chicago proper.

Nice cathedral type ceiling nice open white kitchen and odd sink. Radiant cast iron heat. Neat backyard well maintained. The basement is clean and painted concrete in great condition, but not finished. Taxes are high for size of home in a Craftsman neighborhood.

Built in 1926
834 sq/ft
- SELLING FOR - $369,000

https://www.redfin.com/IL/Des-Plaine.../home/13659523

This home is also in the suburb of DES PLAINES IL mostly a mid-century suburb. THIS IS A MID-CENTURY RANCH showing its Googie look proudly. Nice interior with updates and a lot of color if one likes it. Nice super-rich Cherry wood cabinets and granite including a granite bar and a table. Fully finished basement again. and a good size yard as larger than Chicago standard lots and wider. for a full look ranch vs narrower front and deep-set homes.

Vaulted Cathedral ceilings
Built in 1960 2000 sq/ft
- SELLING PRICE - $418,999

Last sold in 2013 for $235,002

Streetview has this home with others like it with the home at the end of a short street with only a 2007 streetview available. https://www.google.com/maps/@42.0076...1664?entry=ttu

MORE SUBURBAN HOMES NORTHWEST SUBURBS. This one in SCHAUMBURB IL. Suburb with the Chicago areas largest mall west of O'Hare vs east in Chicago. A Mid-Century but more that RANCH/Bi-level look. Classic though and I would have dated it newer than the 1960s. All nice inside features. Oak Cabinets, back deck with above-ground pool.

A 2-car garage is under the main living area and a privacy fence. Home is at the end of a Cul de sac. Half the home has the finished basement and other the 2-door garage. Currently low taxes probably a long time owner again.

This home was last sold in 1991 for $136,000.

Built in 1968
1,713 sqt says 2,359 sq/ft with the basement.
- SELLING PRICE - $425,000

Street view of the front and end of Cul de sac.

This home is also in SCHAUMBURG IL northwest of Chicago.
THIS IS A ”SLAB HOME”. All nice interior and yard with a 1-car attached garage.

Built in 1963

The most typical ranch home on a slab, would be at home in Texas.

I was looking at Das_Interwebz's post just above on this page, and yes these prices are crazy if you ask me. You wouldn't expect a tiny ranch home to he $320K, but what do I know? I'll do another check of under $400K homes in certain parts of the Chicago area, later.

Posting a couple interesting homes that caught my eye well over the $400,000, but special looks inside and so much original incorporated with new upgrades.

LOVE THE FIRST ONE. Posting a couple homes that caught my eye WELL OVER the $400,000 range though. My wife would love this home as it reminds us of ours in victorian features inside but not as much victorian on the outside.

This home is listed with a 90 walkscore as a Walkers Paradise. Listing says built in 1910 but Public records read it was built in 1906. A 3-story home with the works and saving its original features to love that makes this home more special.

I really Love how they kept its original CRAFTSMAN WOODWORKINGS the gorgeous arch and staircase, window trims for the main-floor living room and 2nd floor. 3rd floor is all new with skylights. One bathroom is also a sauna.

https://ssl.cdn-redfin.com/photo/68/...990806_6_0.jpg

The kitchen seems custom in white, but floor to ceiling cabinets.
https://ssl.cdn-redfin.com/photo/68/...990806_7_0.jpg

Here in a bedroom I never saw a bathroom sink actually hung off the bedroom wall.
https://ssl.cdn-redfin.com/photo/68/...90806_16_0.jpg

Built in 1906 No sq/ft given with 3 floors more a unfinished basement.
- SELLING FOR THE EXTRA - $649,000

https://www.redfin.com/IL/Chicago/51.../home/13477216

This home I am posting as a UNIQUE MADE CUSTOM DESIGNED home and look with the higher price tag. Lots of unique features added including its exterior look. Unique bathroom features 3.5 of them though not spectacular. Fireplace in lower-level and full living area.

Built in 2010
1,800 sq/ft not counting the finished basement with rooms.
- SELLING FOR - $549,900

https://www.redfin.com/IL/Chicago/32.../home/13544049

HOMES AT THE PRICE POINT AGAIN.

This first home is in Glenview IL (might be an unincorporated area?). This another with no basement just does not say a slab home. Very nice newer white kitchen, home looks all upgraded, Super nice landscaped back yard with a really nice deck all looking good.

Built in 1959
1,060 sq/ft home has no basement and must be a slab?
$12 HOA monthly fee
- SELLING PRICE - $339,000

https://www.redfin.com/IL/Glenview/3.../home/13680034

This is a newer one built in the 2000s. All looks great and well maintained. Honey maple solid wood cabinets upstairs and a full kitchen in the lower-level with granite tops also. Raised lower-level that counts in sq/ft. The usual 2-car garage in the back alley. Near the Amtrak-like train to the suburbs and downtown with the station two homes down and across the street.

Built in 2001
2,500 sq/ft which includes it fully finished at a lower level.
- SELLING PRICE - $399,999

Started this the other day and today this went Contingent with no showings after 10 days.

https://www.redfin.com/IL/Chicago/20.../home/12671167

The streetview.
https://www.google.com/maps/@41.9169...8192?entry=ttu

This another solid home move-in condition is mid-century with its original wood floors and woodwork. Nice solid wood cabinets not really outdated but not with granite. Bathrooms upgraded a fully finished basement some cabinets and bar area for den or more. The home has much of its original platinum woodwork and sliding wood closet doors and very nice oak quality cabinets.

Last sold in 1993 for $185,000
Built in 1959 1,352 sq/ft not including its finished basement

- SELLING PRICE - $425,000 Just went Contingent after 3 days with continue to show.

https://www.redfin.com/IL/Chicago/85.../home/13558180

This is another solid home another with a listing saying built in 1957, but the pubic records say it was built in 1954. What is SPECIAL about this home is during its history. The home has a partially finished basement with a family room and another kitchen.

THIS HOME HAS HAD 2 OWNERS IN ITS 70 yrs. That says TWO FAMILIES called this their FOREVER HOME in its existence that is mentioned in the listing. It is a larger corner lot of Cul de sacs type street that does not follow the usual Chicago grid though much of Norridge does.

Built in 1954 and only 2 owners.
1,975 sq/ft which seems to count the finished basement portion.
- SELLING PRICE - $425,000

https://www.redfin.com/IL/Norridge/8.../home/13549660

This interesting Cali "GOOGIE" featured CHICAGO MID-CENTURY MODERN home is still on a Chicago size lot but what is usually the side of the home is the front making it look like a true ranch yet its address is the side which should be its front. Still another solid home. Its upstairs all white kitchen first picture shows a stacking washer/dryer only further in the pictures shows more of its kitchen.

A Fully finished basement again in white with a kitchen and another laundry room. The bathrooms also have full updates. The usual yard and 2-car garage being a corner not with a side or here front garage entrance (though front for this home entrance is the address of the side of the home by its corner not-usual placement to look like a true ranch.

Built in 1950 2,382 sq/ft including its full finished basement.
- SELLING PRICE - $435,000

Last sold in 2015 for $230,000

Went Contingent in less than a week with a continue to show.

https://www.redfin.com/IL/Chicago/65.../home/13507644

Its 2016 streetview shows its garage and pretty yard with many plants over the fence and down other yards. Today it just has a grass yard it seems.

Still a solid home where the kitchen could be opened into the living room with a wall removed etc. Move in condition for ones fine-tuning adding to the homes that still has decades more future in it. The home has a fireplace also and partially finished basement area. New tiled bathroom remodels in 2021.

https://www.redfin.com/IL/Wood-Dale/...home/190088842

Here a northwest of Chicago suburb home in Niles, IL just over the Chicago border. Bathrooms are a bit outdated to some and carpeted living room. Still a solid home and I can see a simple WALL removed opening up the kitchen into the dining room and living room that home should be able to take. Still all move-in condition or a few upgrades. Lower taxes currently.

Built in 1959
1,203 without the finished retro-basement.

Very nice homes. Some see the northern cities as old and falling apart and poor housing and again, good quality older stock of homes that have many decades and new generations to call them home. Winter is not the best time to sell as some are for sale here for a few months. Still great housing stock of older homes timeless in beauty and picturesque as when built and built to last and that they did.

I was going to do Cleveland, just not as familiar with the city to choose areas I would live in. I always try to choose areas and homes I would live in myself. Great solid homes still in the price-range that some believe you have to migrate to the Sunbelt to even be close to nice suburban homes with some land. I just stick to the city and urban areas that are within a city to prove all is not doom and gloom. I am sure Cleveland proper has good offerings also in good neighborhoods.
