Very nice updates and layout overall....but at 6'1 I'd feel claustrophobic with those ceiling heights. Judging by the door frames inside and roofline in the exterior...looks like those may be less than 8 feet even.

Clearly, $500,000 is getting closer and closer to the new $400,000 of 2021 when this thread began and there is no one utopian cheap, low tax no HOAs, no regulation major metro where a new McMansion slab home is going to go for $400,000 or much less. This is already a lower price-range in most larger metros. So swaying to an older home is only to be expected and degrees of upgrades will be a choice or option if one is buying. Some have most some less and up to you the new buyer.

I choose homes I would live in and neighborhoods and sometimes give aspects of what I might upgrade or keep and what stands out for a home. So a few Chicago homes in-city and Norridge/Harwood heights suburbs surrounded by the city. One in Niles IL nearby and one in suburban Elk Grove Village IL.


This a brick ranch with an attached garage mid-century in Chicago. Shiny hardwood floors throughout. The modern kitchen looking super sharp, could use an Island for workspace. Has an addition in back with the den/living room with lots of windows and Vaulted ceiling and patio doors to a nice yard ready for your flower planting or garden. This home is on the end of a street where this section of Chicago forms aspects of a Cul de sac with a newer McMansion type home next door and I am sure it is much further outside this price-range if for sale?

Built in 1952. 1000 sq/ft not counting the basement finished.

This retro/Jetsons, Cali Googie-eque home in Niles IL just outside Chicago just went Contingent in a few days. Low-price point and not a bad interior ready for your upgrades inside. Older carpet of course needs to go, but that is cosmetic and probably a great original solid wood floor under it to refinish. Much of the home is solid in not needing major upgrades.

Its Kitchen is original and for most that will desire an upgrade. The lower price gives some room perhaps for that. I LIKE UNIQUE, so of course it would catch my eye. Nice yard front lawn with a price-point of rent and what would be your HOA fee going toward taxes and you build equity and own it. Says parking for 3 cars and has that carport in front with a driveway.

The other suburb surrounded by Chicago is Norridge and this is a mid-century there. Solid timeless strongly built home and time-less look as these exteriors seem not to age and sure it has its steel beam making sure it will stay structurally sound.

This home has its original kitchen and added granite top. Pick your poison by ripping it out of keeping it and getting a lower price-point for now and upgrade it later. Nice original hardwood floors also throughout. Full finished basement with wood-burner wide open and basement has a full kitchen also. with the usual 2 car garage and again, follows Chicago's grid so garage in the back alleyway.

This home is a true Cap Cod that is not as common in Chicago. The Home has a large addition in the back and powder-blue full finished basement. Furnishings shown are not great, but clearly the Custom-build Kitchen in wood and granite is a stand-out. It even has a protruding granite table built into the cabinets and counter being VERY NICE also.

Vaulted ceilings on the second floor by its tudor features and super-nice back deck with patio doors from the kitchen in a very leafy area and great yard with the garage with driveway from the front. Move-in ready I'd say.

Now a cute TUDOR home not quite a gingerbread. Stuck in time but oh what a timeless look. Sure the lush green carpet will go. But I love seeing these furnished homes of long-time owners who loved it as their forever home ready for a New generation to love and yes take the best and make changes as their own. This home is a bit up there in price. Just still a solid old home no one will throw-away as in some sunbelt cities of a home this age.

Many original features as the wood staircase and still nice retro kitchen, perhaps needs a island for more counter-space. I actually like some of its wall designs. Nice back deck and usual Chicago-size yard and 2-car garage off the alleyway. Unfinished basement though it reads it has a man-cave down there not shown LOL. For sale over 2 weeks probably awaiting a under $500,000 lower price.

I avoid homes in a HOA if a single home McMansion or not. So they cut your grass perhaps? That is also added to your tax basically as always has to be paid. I believe that NO single home should be in a HOA forever fee as added tax. It is about the controls of others IMO. Exception a retirement community etc.

I am doing some over the $400,000/$500,000 for some larger homes of various ages and look that are still offerings compared to some that go to the 1-mill $ mark are still great homes in good neighborhoods with this being a northern major city it has plenty now going over 1=mill $. As to many if not CLOSER to 3000 sq/ft it is a tiny home and want a McMansion of size and matters not if a basement or foundation. Mostly homes near 3000 sq/ft have that higher price in Chicago or suburbs.

This home has a garage for 3-cars a 2-car side and 1-car side. This home is an example of a Chicago mid-century that a topper new addition was added. It was built as its neighborhood home at originally 996 sq/ft. 2,935 sq/ft and this one counts its full-finished lower level. Has vaulted ceilings walking in with the lofty open staircase McMansion effect added.

A nice open floor plan with a fireplace to the kitchen. The basement called finished from the photo is mostly tiled and walls and ceiling finished with a portion not walled open to a unfinished portion it seems Still, open to a den to entertainment area and enclosed more etc. The home comes across as new though it was built originally as a mid-century one-story.

Built initially in 1949 as an early mid-century look like its neighbor in the streetview. but now 2,935 sq/ft.

This is a Newer home built in 2000 I thought was a mid-century with a topper. Has a 2 and a 2 car portion garage with driveway from the side. Very nice Modern kitchen with Island, granite and dinette area. Also steps down into a living room with a stone fireplace. They are calling it absolutely meticulous condition and it does show in photos taken in summer of course assuming recent enough. Open multi tiered stairway and a Vaulted family TV room with lots of windows on the second level with bedrooms. All nice bathrooms not too small. Full Finished Basement/Lower-level shown as a gym and pool room.

The back yard is super cool with a "BUILT IN SWIMMING POOL/Patio" and white privacy fence around that. So super-nice larger home 21st century built. It is in a bit of a Cul de sac setting.

This is another larger multi-story home. Nice custom cherry-look kitchen with granite and large Island lots of storage. First level does have that older look curved arch wood floors that still says a older home. The topper was surprisingly nice lots of nice, but all carpeted. Not sure if this price-point being this high will sell this home, Still a solid home. Fully finished basement left open, still with another kitchen in the basement.

"The kitchen is the stand-out". A side driveway to the fenced in garage with outdoor patio.

This home is a nearly $3000 sq ft home near Midway airport in Chicago. Nice mid-century neighborhood with this home looks like a reconfigured topper on an older mid-century. Still its public records read it was built as a 2,226 sq/ft home.

Rooms have vaulted ceilings also in the kitchen with skylight and custom cabinetry, but no island that rises a step to a open living room. I even like the orange color-scheme even though I am generally not a fan. Still looks sharp. Very nice upgraded bathrooms.

It is hard for me to tell by pictures, but it reads this home is a MULTI-GENERATIONAL HOME with 2-UNITS. Still everything looks SHARP to me. Perhaps 2 kitchens just look very similar to tell? Even the bedrooms have a vaulted aspect to their ceiling that always gives that upgraded look. Surprisingly in the under $500,000 price-range probably being on the southwest side of the city vs northwest side also. Still in a great neighborhood.

This is an example of a "Classic English home" bit of a gingerbread aspect that has had so much upgraded inside that all its originality is gone like all its original wood-workings. Still what they did in upgrades and open-floor layout clearly works in today's gray and white looks.

An all White kitchen and hardwood flooring, good job to the one bathroom with 3 total in the home. It has a nice back-deck with a custom-brick area to the garage and to the front to sidewalk. Still has a fireplace in the living room that is a classic look for the new owners to be.

Still in the price-point some more Chicago homes of a varied era of homes though all updated for today and for many decades more.

This a Classic early 20th century brick "Chicago bungalow" in golden brick and octagon front. Still has its great old woodwork and circular arch wood and most of its old doors. Update upstairs also. Very nice wood kitchen and granite and metallic appliances.

Full Finished basement with a full nice kitchen as a Granny-flat/In-law suite. Back deck is nice and concrete patio to garage that opens both toward the patio and alley. No grass. Aerial view of home from above in photos also.

The home has its classic imitation fireplace and bookshelves fully intact and not painted along with its original woodwork and stained glass windows a plus for me. Upstairs also has a back sliding glass door and vaulted ceilings with skylights so all upgrades are nicely done. THE KITCHEN A STANDOUT in cabinets.

This is a "Georgian" 1940s brick home. Odd multi-cornered lot where a diagonal street goes by. Still its corner lot has a Nice lot of evergreens and shrubs giving it a bit of a forested little oasis feel. The home has some of its original woodworkings and hardwood floors/doors. Very nice condition with a nice stairway and its lil clock nook common in the day going up with its clock. Archway to a nice dining room area. Kitchen not bad just older cabinets some may not like or add a different backsplash and change the goldtones a bit. Still has granite tops, no island.

The Full finished-basement is nice woodtone floors and grayish green tint color with the main floor rafters in the same shade. All ready for an entertainment area to a stay-at-home adult son/daughter yet LOL. The Living room has a nice classic Fireplace also. This home is another "mid-century" that still surprises with its upgrades. Still in the $400,000s barely. The gray and whites still clean and sleek bathrooms and nice White Kitchen cabinetry in a U-shape. They did a GREAT JOB with the Basement as finished with the main-floor rafters painted gray not looking bad exposed and shows they made an entertainment area showing a sofa with a bar behind it to view a large-screen TV as ideas for the new owners and whatever they plan for it. This home a "mid-century ranch" with many good attributes and well maintained. Kitchen seems a common scene for a longer narrow kitchen all upgraded with no bar/island. Still efficient and adequate for most. Nice back sun-room lots of light. No big bathrooms but upgraded. Standouts is again a Full-finished basement and this home has a SHOP for the handyman who still wants a tool/workroom for his hobby. That might be a plus for someone.

Nice back yard with a patio and small shed for the lawn more etc. The above-ground pool probably not worth saving. Gives me Florida vibes lanai without the tropical plants. Also off the back sun-room is a wood deck. Home has a one-car attached garage.

Another one popped up right at $400k in my neighborhood yesterday. Larger yard but not many updates and only 1 car garage. I would love for them to get $400K but considering the slightly larger, more updated, with 2 car garage house closed at $380k in March...I think they've been too aggressive with this one...

Not being argumentative. But my Pearland home is almost twice the size of the Fuquay house. Houston metro seems to have the most value for sure
