Lol...believe it or not, I wouldn't consider my house a "McMansion". It doesn't look anything like the cookie-cutter type build that you posted (nothing wrong with that, by the way). We chose our builder PRECISELY BECAUSE the houses look different. Sure, it's spacious enough...but that's because as of right now, it's just my wife and I who will live there. The house was purchased PURELY for future thinking.
I would've thought there'd be literally nothing for $400k in the Bay Area, besides some poorly maintained shacks in far-out, marginal suburbs like Santa Rosa and the fringes of Napa. Zillow does actually list some, even in Oakland. Although I'm assuming there are multiple bidders on each of them.

That first one is being sold via an online auction over a week. 1,000% chance it’ll sell for significantly more.
The second one is a complete dump in, let’s just say one of the least desirable parts of the East Bay. And it’s a probate sale. It’ll still sell for significantly more.
The third is a mobile home. The fact they don’t list the space fee tells me it’s high.

All three to me, are highly undesirable. Love my state, but at that point, it's Vegas time if that's my budget
