I agree with this list. Seattle is pretty cheap to rent. Tons of apartment construction.

Northern NJ and Central NJ are insane. You cannot find a decent 2 bedroom for under $2400 north of Toms River Bank or Trenton.

Yeah, I don’t think it will drop because the city is experiencing record absorption. That is even more reason I hope DC continues to build as much housing as possible every year. DC currently has over 18,000 housing units under construction right now and the city needs to keep breaking ground on more buildings so the rents stay where they are.

I’d like to point out putting $3060 as min rent for Boston puts you at about the 73rd percentile on Zillow and 66th percentile on Apartments.com (the the median in Both being ~$2650

$3000 is about the 54th percentile on Apartments.com in San Francisco.

Seattle also shows a median a bit lower than Zumper ($1940)

Seattle, Austin, Madison, Portland, and Denver are pretty sweet deals tbh. Seattle and Austin especially so since neither have state income tax.

Also, NYC is shocking. Is this just Manhattan? I could not fathom paying nearly $4,000/month for a 1 bedroom apartment. I live in the PNW and pay $2,300/month for a 3 bed, 1.5 bath with a backyard.

Seems like it, Brooklyn/Queens both seem ~$3,000/mo while Bronx is ~$2,600 (according to Apartments.com)

My guess is Zumper looks at ____ City Zip codes. So Boston and New York where many of the cheaper outer neighborhoods have mailing addresses that are not the city name throw off the numbers, cause they’re the only two really quite far off

This list includes Class A, brand new luxury apts. Of course the numbers will be higher, and why Chicago is more expensive than Honolulu. Minneapolis not in the 60 though...

Ahh...Baltimore and that $1300 median...if you're willing to rent a 1-br in the hood constantly hearing gunfire, that is...

Areas like Federal Hill or Canton is closer to $1800/mo for a 1-br. Still fairly cheap but definitely not $1300.

Random searches in the hood there are definitely $800-900/mo for a 1-br, though. So the median number is correct, just need a big asterisk.

P.S. Seems like Texas rent really didn't went up by much even with so many people moving there. They're always building, though...

The San Diego number looks about right. Every once in a while you'll find that Craigslist 2BR diamond in the rough on the cheap but the newer luxury apartment buildings with stacked amenities popping up all over central SD are definitely driving the mean towards 3000.
