True. I remember the days when it was like $2,150-$2,250 but I don't know if it'll ever go back down to that. $2,300 still isn't bad especially compared to NYC, SF and Boston.
Yeah, I don’t think it will drop because the city is experiencing record absorption. That is even more reason I hope DC continues to build as much housing as possible every year. DC currently has over 18,000 housing units under construction right now and the city needs to keep breaking ground on more buildings so the rents stay where they are.

I’d like to point out putting $3060 as min rent for Boston puts you at about the 73rd percentile on Zillow and 66th percentile on Apartments.com (the the median in Both being ~$2650
$3000 is about the 54th percentile on Apartments.com in San Francisco.
Seattle also shows a median a bit lower than Zumper ($1940)

Seems like it, Brooklyn/Queens both seem ~$3,000/mo while Bronx is ~$2,600 (according to Apartments.com)
My guess is Zumper looks at ____ City Zip codes. So Boston and New York where many of the cheaper outer neighborhoods have mailing addresses that are not the city name throw off the numbers, cause they’re the only two really quite far off
This list includes Class A, brand new luxury apts. Of course the numbers will be higher, and why Chicago is more expensive than Honolulu. Minneapolis not in the 60 though...
I was just going to say that, as I glanced at the NYC number and was like WHAT.
I did a street easy.com search just now for Manhattan alone-any neighborhood-and found 543 one bedroom apartments for rent right now, under $3000 per month.
There are many, many apartments for rent much less than the $3800-ish per month number given in the article above.
If someone is looking for a luxury/new construction/doorman building in the most desirable neighborhoods in the city, well, yeah, you'll pay stupid money for that.
But most people will be more frugal, flexible and efficient with their search.
Just on a hunch, I searched Bronx (not a small area) apartment rentals and saw a lot in the low/mid 2000's.
I'm wondering how they got that 3860 number for a 1br across the whole city.
The San Diego number looks about right. Every once in a while you'll find that Craigslist 2BR diamond in the rough on the cheap but the newer luxury apartment buildings with stacked amenities popping up all over central SD are definitely driving the mean towards 3000.
