Corpus Christi, TX:

Pro's:

- On the Gulf of Mexico
- Decent beaches
- Low COL
- Minimal traffic
- Can get anywhere in 20 minutes
- Great Mexican food and seafood
- Most big city amenities
- Not overcrowded like large cities
- Within three hours of San Antonio, Austin, Houston, and RGV
- Diverse economy for small MSA
- Cooler summers than almost all of TX along with a nice seabreeze

Cons:

- Large areas of town are rundown
- Small airport
- Doesn't offer all big city amenities (major league sports, large events, big museums, etc)
- Sometimes feels like its behind the times
- Downtown is somewhat lacking as far as business

Here are some areas of town:

Downtown

Ocean Dr

Padre Island

Mustang Island

6 Points

North Beach

Flour Bluff

South Side

To further explain why Gary is the number-one most underrated city in the country, and has been for 117? Years.....

It is where Chicago, the Monster of the Midway....should have been located.

I'll say Saint Paul feels even more underrated than Minneapolis. I've seen gorgeous Victorian homes there for peanuts. It's also a state capital so wages are high. Yet it seems to live in Minneapolis' perpetual shadow even though it's a proper city in its own right (307,000 people).

I'm going this year for the first time (Minnesota State Fair). Can't wait!
