Why don't you try listing it with your local Realtor? They are experianced and have the knowledge to know where and how your specific home should be advertised and priced especially in todays slow market.
If you do decide to list with a Realtor and need help finding someone, I know a couple of people in your area. As for advertising yourself- I would start with plenty of directional signs.
