Have you ever considered owning a home in Montana?

We will soon be moving to Wyoming and are putting our home in Laurel, Montana up for sale. Laurel is a small town 10 miles west of Billings, a city of about 120K people, so larger town amenities are very close by. Laurel still has that "small town" feel, with great neighbors, small businesses and outstanding schools. We are less than an hour's drive to the spectacular Beartooth Mountains. Laurel is in a great area if you like the beauty, snow, terrain, fishing, skiing, etc. that mountains provide as well as liking the vast open spaces that the plains of Eastern Montana afford and the close proximity of great shopping, highly rated medical corridor and culture of a small city. We are about a 2 hour drive from gorgeous Yellowstone Park, and the Yellowstone River runs through Laurel.

Our home is a small (approx. 1100 sq. ft.) one level ranch style 3 bedroom, 1 bath home built in 1978. Recent renovations include new flooring except in kitchen, all new interior entry and closet doors and hardware, new paint, all new bathroom w/exception of tub. In the process of refinishing kitchen cabinets & new countertop and new kitchen flooring. All done in neutral warm color scheme. All white kitchen appliances including new electric smoothtop stove included. Central A/C works great for hot July & August days. Cute gas "wood" stove adds charm & helps out the forced air furnace during the cold Montana winters. This home is NOT finished with "high end" marble, tile, etc. that many home remodels provide. It is not in a neighborhood where high end renovation would be appropriate. It is done simply to "freshen up" the home and give it a "newer" feel in a friendly, safe, established small town setting.

Nice small front yard with new trees as well as a couple of established shade trees. Back yard is nicely fenced for children or dogs and has a storage shed, some new trees and bushes. Oversized 2 car detached garage off alley is great for cars, storage, or workshop area.

This home would be a GREAT vacation or second home that would be easily maintained while being away. It would also make a super starter home for a single, couple or small family, or would be perfect as a retirement home.

Asking price for home is $152K. Home will be vacant by mid-August. Due to loan restrictions we won't be able to close on a sale until early October. We would entertain the idea of renting out the home for 2 months in conjunction with a sales contract. We would also be open to accepting a down payment that would cover our mortgage and utility costs during those 2 months with a contract that allows for the October closing date. Listing the home for sale ourselves keeps the sales price lower than it would be should we need to list with a realtor, so the home is a great buy! Property taxes and homeowners insurance have each run at approx. $1400/year.
