Are you talking about Cudell- a one block street on my maps? Or... the area between West. Blvd and 98th that is just north of Detroit?

There is a Cudell Ave, though, and that falls into the area of the neighborhood that is beginning to see a lot of change.

Yep!

Prices are still overall very low. This house is one of the first few that's breaking the six-figure mark which is generally one of the first visible signs of an underlying economic shift in a community.

I would say a lot of the signs indicate that when things shift it will be very sudden, similar to what happened/is happening in futher-out parts of Detroit-Shoreway. The southern section of D-S that borders Cudell is still a bit ignored, but is starting to receive more investment.

Cudell is a bit weird because it's also split between Wards 11 and 15 because the council person for Ward 11 lives on the northern segment of West Boulevard, so the last time the city was re-districted they sort of gerrymandered her house into Ward 11 even though it should be in 15. This setup results in bizarre things like the Cudell Commons Park being split down the middle with the rec center in Ward 11 but the field in Ward 15. Hopefully this can be rectified when the city is re-districted again in four years.

What do you all think of this listing? Is $309K still a bit too much to pay for even a totally refurbished house in this part of Detroit Shoreway? (I found this posted on Facebook, and everyone is saying the immediate neighborhood is still pretty crappy.)

I think the immediate neighborhood is actually pretty nice, but these types of houses so far above the neighborhood median value are, I fear, indicative of a housing bubble and could destabilize the community in the long-run.

I don't think it'll go for this much, just as no one is jumping on the 400k+ renovated house on Clinton. I could see it selling quickly if it was in Edgewater Hill.

The surrounding neighborhood isn't crappy at all. There's been a ton of rehabs selling for 300k plus in DS lately. A similar house on w69 just north Detroit sold for 339k after only four days on the mls. Any new builds are gonna be 350k and up around there. There's a lot of money moving into this section of town. It's close to downtown, Lakewood, the lake and Gordon Sq. I think this area has more to offer than Tremont and Ohio city in the long run.

A friend of mine just put in an offer for this house on w57th. I'm amazed at the number of rehabs happening on virtually every street around there:
