Hey all, I am looking for some input on Hildana Rd in Shaker Heights. It is the little pocket directly south of Chagrin and directly west of Lee. I know it borders Mount Pleasant, which is a bad area. I'm considering buying a rental duplex on Hildana and would love to hear your thoughts on the area.

You will be fine there. In general, that area and Shaker Heights is safe, and there is little spillover from Mount Pleasant.

That's what I figured, but the few houses for sale on that certain street are dirt cheap, so I figured maybe the neighborhood is why the prices are so low?

OP, I encourage you to contact both Nick Fedor of the Shaker Heights Development Corporation (nick.fedor@shakerdevcorp.com) and Kamla Lewis of the City of Shaker Heights Neighborhood Revitalization Department (kamla.lewis@shakeronline.com). Both are currently leading redevelopment efforts in the Moreland Neighborhood, which inlcudes Hildana Road. You could also contact Shaker Heights Police Department (216.491.1220) for information on Moreland Neighborhood crime statistics.

The area of Mt Pleasant south of Chagrin is also (at least from appearances) generally stable. It doesn't dramatically switch to blight as soon as you cross the border. I would say it's more likely that greater stabilization in the area of Hildana Rd will have a net positive affect on the bordering parts of Mt Pleasant.

I think prices are probably so low because this market is likely considered separate from the other side of Lee and gets lumped in with the Mt Pleasant's real estate market and therefore the comparable listings keep the prices low.

I think it's similar to how West Boulevard south of Madison tends to not exceed the low six figures for listing prices despite technically being considered it's own special real estate market separate from the rest of Cudell.
