I thought folks might like to see what the average list price and the average sold price for a home are for key towns in the Crystal Coast (Carteret County) area.

Atlantic Beach
YTD* List Price: $625K
5/22-6/22 List Price: $448K
5/22-6/22 Sold Price: $357K


Morehead City
YTD List Price: $478K
5/22-6/22 List Price: $465K
5/22-6/22 Sold Price: $260K


Beaufort
YTD List Price: $493K
5/22-6/22 List Price: $465K
5/22-6/22 Sold Price: $280K


Newport
YTD List Price: $354K
5/22-6/22 List Price: $340K
5/22-6/22 Sold Price: $248K

Sold Prices Decline 4%
Over-all in the Crystal Coast MLS, the average price of a sold home during the 5/22-6/22 period was $255K. During the same time period last year the average sold price was $268K, or a difference of 4%.

IYO, what is the market like for Emeral Isle, Salter Path Indian Beach condos? In the MLS, there are many listings along the sound and beach in the $400,000 price range. They seem a little steep for what you get. I have been watching for about 6 months and prices have dropped a little but not much. We 're interested in buying but are waiting to see if the prices will come down even more. Any realtor opinions about thosea areas would be great!

The YTD average sold prices for condos

Salter Path/Indian Beach
2006: $533K
2007: $426K
20% decrease in price

Emerald Isle
2006: 373K
2007: 312K
16% decrease in price

Atlantic Beach
2006: $260K
2007: $336K
29% increase in price

If you just look at the %'s it may appear to be a "goofy" market. All of the above beach towns are just minutes away from each other. The sold prices don't necessarily show a leveling of the market, but rather where the price point of the buyer is.
