It's nice to see some activity on here again. We're seeing a sharp rise in building activity here as well.... including Brunswick Plantation, Ocean Ridge, Devaun Park, RiverSea and St. James.
Great thread; my husband and I are visiting Ocean Ridge and St. James Plantation end of month. However, I keep getting phone calls from a realtor saying that SEA SCAPE is now an okay place to live (isn't this the development of Mark Saunders who had all those problems with Jaquar's Liar in Ocean Ridge?) He's involved in Sea Watch, too, correct? Are $1400 a year HOA's (for Sea Watch) a bit high? I don't believe ORP or even St. James are even close to that. We are from Southern New Jersey and would like to look at lots to purchase soon for retirement in under four years. Suggestions anyone?
My timing is the same as yours. After much research I have chosen the same two you are looking at as my "finalists". All the "goodies" are in place and the HOA/POA's have money in the bank. Chances they could go belly up and me ending up with a house trailer next door are gone. I am in no rush to buy as I see very little upside in prices for the next 4-5 years.
Enjoy your visit. If you love golf. Ocean Ridge is the place to be. Great Golf Courses, always in top notch condition (watch out for the gators)! Tigers Eye and Leopards Chase were just ranked in the Top 10 for courses you can play in NC (Lion's Paw is one of my personal favorites). Best Public Golf Courses in North Carolina 2012 | GOLF.com My favorite part of all is the great service they always provide you. It's rare to find the courses crowded, they'll always tell you which courses are least packed. Jaguar's Lair is still "abandoned" one home is built, the course has never been opened. The clubhouse is a shell, you can get some good deals on lots in Jaguar's Lair as a large portion of them are bank owned. I'd be very careful about purchasing in there though especially since not all of the roads and infrastructure have not been completed for that part of Ocean Ridge. The following links give you a more recent update of what is going on at Jaguar's Lair. Sunset Beach gave Mark Saunders and Coastal a 45 day extension that started July 1st. Obviously he missed that deadline and to my knowledge no additional improvements have been made on that part of the community. Sunset Beach will have to call in the bonds to finish Jaguar's Lair. What is the status of Thistle as I heard they went chapter 11? Is Ocean Ridge in trouble with the "new course" and the homes in question? I played the "Trace" courses year ago and I am sure you could pull 18 great holes out of the 36. What is the issue?

It doesn't directly answer your question about the golf course, but I thought it might halp.
I haven't heard a word about Thistle this past year. OTOH, I am not surprised if they went into Chapter 11, as I never though the idea of "Scottish-style" homes would work on the coast.
