want gated community or condo with pool, fitness ctr, that would be on beach or 1-2 blocks walking distant. Coming from the NY area, husband will retire in next 5 years. Would like to own a place that we could possibly rent out, over the next 5 yrs, specifically during tourist season.

Any suggestions on developments where we could do this. No need for golf course.

How big a place do you want? Apartment, townhouse or full-sized house? Price range? Is it mandatory to have the fitness center, pool *and* be in walking distance of the beach?

If you are looking for a full size house, we live in Mimosa Bay which is a gated community with an outdoor pool, fitness center and tennis courts. We are about 3 miles from North Topsail Beach. You would have a year-round rental market until you retire, as Marine and Navy officers are looking for homes for 2-3 years. Houses run $270K to about $310K, and they are 2200SF to 3400SF.

If you are looking for a condo, there's the St. Regis Resort on North Topsail, a high-rise with indoor and outdoor pools and tennis. It's right on the beach. Units are mostly 2 bedrooms. I believe Emerald Isle and Atlantic Beach have similar high-rises.

Most of the properties on the NC beaches are single family homes. I don't know of a development which is a gated community *and* on the beach, except Figure-8 Island which is in the $1.5-$2 million range. However, some realtors will chime in, I'm sure.

Sorry, more specifically want 2-3 bedrooms under 500K, husband and I swim 3x a week, so looking for pool, but not pool that I would have to maintain (ruling out the single family home). As we would spend alot of time in ny, (family here) wanted gated community or condo, so maintenance of property and security issues would be handled.
after retiring still would want extra bedrooms for family to visit.

One complex I saw was the Emerald Point Villas on Emerald Isle, which was gated and had an outdoor pool. Three-bedroom units were available in the $300's. There are nice ocean view from the higher floors. Atlantic Beach, Salter Path and other have similar high-rises. I have seen some with an indoor pool. Obviously a realtor can help you better.
