We're considering investing in a beach home in Holden/Oak Island/Ocean Isle and have recently started the process. I came here for 'research' and this thread caught my eye. I was reading from the top until I noticed it started in 2012! Lol. Certainly input, opinions and travel trends have changed since then.
I've always wanted a beach property and this might be the year.
Buying a beach house now would scare the bejeezus out of me. I can't believe how prices have gone up in the past 18-24 months.

^ This is what I am seeing in the OIB/Sunset Beach area. Homes in our neighborhood that have languished on the market are selling, new homes are selling within days and agents are actively soliciting home owners to list their homes. It is crazy!

Get a great buyers' agent. Probably at a firm that is a listing leader, or with an experienced local independent agent with their own firm. I did all my own research for a few years, but things are moving mighty fast now.

It took me two years of following prices to feel like I got a deal, 15k over ask, but my last spring buy was on the market only 4 days before my offer was pending, and I feel like I did OK.

Original poster here...We did buy a beach house and sold it recently. It was a great investment but decided working vacations were getting old We would spend our time there upgrading etc) but I still will rent the same house since I know what I put into it

Thanks for checking back in! When did you end up buying and where? I bet you did pretty well on the value but curious how your overall rental experience was too.
If you're looking to save a few bucks on your vacation, rent a condo or house through VRBO, which gives you the benefit of a kitchen to prepare your own meals. There are a ton of great sites online to find a rental in St. John on the USVI or BVI. Just remember that you can't drive to the beaches on St. John, so you'll have to park your car in one of the parking lots and take a taxi to the beach.
