There is a healthy amount of growth going on at Mimosa Bay in Sneads Ferry. We have recovered from the housing bust of 2006-7, and are approaching 100 homes. So far the growth has been from local builders: Savvy, H&H, Pyramid and 70 West who understand the military buyers.
However, we just received word that DR Horton, a national builder had purchased 11 lots in Mimosa Bay and would start construction in October. Although DR Horton is not my favorite mass-volume builder, the HOA will hold them to size and features standards. They should be over 1800 SF, and probably larger. Seven of the lots are probably pond-front lots and they should have a lot premium. Horton apparently does have "move-up" market models.
I am thinking these houses may be like those at Tidal Walk in Wilmington. I am hoping many will have ground floor master bedrooms, and that they appeal to the retirement crowd. Has anyone seen the Horton houses at Tidal Walk or Carolina Shores?
