I had for the most part settled on MI or Pawleys Is SC then I started looking at some of the awesome slightly inland plantations in south coast of NC and they sure have a ton of value. The part that I liked even more was the mix of Golf and easy to launch boating areas many with dry/stacked (expensive?) or nice launch and docking area prior to heading out. In my mind most of the NC communities are very self contained and 15 to 30 min from major services outside of what they have in the given POA. The SC communities are much closer to a wide variety of food, entertainment, recreations, and other consumer activities while still having much of the same beach/recreational/sight seeing. I am sure that is a huge over simplification and hence why I here seeking any knowledge you can share.

I did a quick search but this isn't the easiest topic. If I missed a thread I would greatly appreciate, the link. The problem I have is I love to think I can afford all of this but I need to make it all fit that all important retirement budget. Very fortunate that the budget is lower $300-350s (comfy) low 400s a bit of stretch. Thanks for reading and appreciate the help. Cheers to a happy Memorial Day weekend

Take a look at the New Bern, NC area...and nearby Fairfield Harbor and Oriental.

Keep in mind some other factors about your retirement home.
1. Income and property taxes in South Carolina may be less.
2. Check the availablity of specialized medical care in any community you look at. You may not need it now, but think of when you are 80.
3. Compare the cost of hurricane insurance in both places. Ours has gone up 10% each year in the past three years.
4. Pawleys Island is directly on the ocean, while most NC beaches are on narrow barrier islands. It seems to be easier to get to shopping and other amenities on Pawleys Island.

I'm confused by this. Pawley's Island is a barrier island, on which the Town of Pawley's Island sits. How is that different than most NC beaches?

OK. I was confused by the map. The beach is on a skinny part of the barrier island. I though it was wide enough to contain the town amenities, but they are on the mainland.

The rest of my comments stand.
