I live in a single family home built on pilings in Oak Island, NC. My home is 2000 sq ft on one level.
Approximate value of the structure is $500K. A marsh is my back yard and the ocean is 400 ft from the front yard. I have flood insurance + wind & hail insurance. I am seeking advice/experience regarding excess flood insurance. Is it worth the additional cost of excess flood insurance for protection from flood losses over and above the protection provided by flood insurance alone?

Can you explain what you mean by "excess" flood insurance? The maximum amount you can get is $250,000 for the structure (plus $100,000 for contents); I'm not aware of how you can get additional coverage.

Your insurance broker would be the best person to ask. If the maximum amount is $250K replacement value,
it is a concern. Many oceanfront homes are with a million plus.

It is more a case about cost of repair or rebuild not value at resale. The land would still be there.

Do you have an elevation certificate?

uh......usually.

Some addresses are tricky. Oceanfront can be abandoned.

If you cross the road to get to the ocean, government will preserve. Usually. Inlets are tricky. Don't buy the east end of a NC barrier island, imho.

Caswell, sheltered by BHI, is an exeption, certainly. IIRC, the OP said OI
