I have been interested in Leland for awhile as well. However I have also been thinking alot about Hampstead. I will be working in Pender county. I really do love both areas, and I am struggling to decide between the two....HELP!!

All - as a past homeowner in Brunswick Forest (nice neighborhood) it's important to know that when you purchase a new construction in this development, your re-sale value drops faster than when you drive a new car off the lot. Hind sight is obviously 20/20, but your best bet is to buy a used home in this development….hands down.
We recenlty purchased a house in Hampstead. We looked at houses in many different areas in and around Wilmington. One of the reasons we opted for Hampstead was because of the schools, and the true community feel of the area. After talking with many locals, we decided against Leland..partly because of the horror stories we were told about the bridge, and how long it *can* take to get across during certain times of day. It takes my dh about 15 minutes to get to his job in Wilmington from Hampstead. Easy commute..
I lived in the Historic District for a few years and it was fine.
The biggest problem with Leland is the bridge, because you WILL be coming into Wilmington for shopping/doctor/etc...although Leland has more and more there.
In terms of schools, the New Hanover County Schools are much better than Brunswick County as a whole. There are certainly some exceptions.
One thing I would say is that Leland is a lot of transplants that only look at new homes....you rarely find a local that moves to Leland...what locals in Wilmington try to do is find a place they can afford in New Hanover County with the long term prospects of buying near the water, which is much more expensive. I have two recent friends that lived in Ogden and near Holly Tree that both moved to neighborhoods with water access, one on the river and the other a tributary to the Intercoastal waterway.
Anyone working in Pender Co should probably move to Pender County...no reason to live in Leland and Hampstead schools are pretty good.
I've lived in Brunswick Forest for a little over 3 years now. My DH works in Wilm so he deals with the traffic and bridge twice a workday. Between the two of us, we've only been hit with a bridge raising about 7 times. That's not really cause for alarm is it? It takes 13 mins for the bridge to raise & lower. If you were in the habit of leaving for work 15 mins early, you'd rarely, if ever, be late. It's a small price to pay when you consider that you get a lot more bang for your buck in Leland than you'll ever get in Wilm. Plus, we don't have exhorbitant water fees, our taxes are lower, we have shopping & restaurants, the beaches are close enough to be convenient but far enough to be spared the traffic congestion, and we are equidistant from a hospital on either side of the bridge. Leland may not be for everyone, but it sure fits the bill for lots of us!
