A few opinions needed!

We bought a lot in Divide and 2 all wheel drive vehicles in 1996 ready to move to Colorado ! Yikes – we’re still in Texas I’m a Realtor here and I have an inactive license in Colorado. It was cranking back then but from what I’m reading it doesn’t look too good. Well that depends on what one wants.

I spoke with a couple of local mountain agents and they said that is was completely dead with very few sales the past few years --

Anyway – Do I hire a builder and get after it or do I buy a resale or foreclosure somewhere near The Springs.

My wife works for an airline and can work virtual anywhere.

Thoughts…

My two cents is to buy near town; there are some great homes here at good prices. The lot up in Divide will always be there.

Please tell my wife that -- lol

I kind of agree -- probably 10 deg warmer down the pass as well...

It's just the 2 of us and guests now and then.

Garden of the gods is an awesome area and a little North any suggestions on area?

1 story -- 3 2 2 1600 sq ft maybe a basement max $150 K +- would be nice

Foreclosure -- minor fixer would be good too!

check the local mls site, ppar.com and use their map search, it's very cool.

I owned a house and three acres in Divide. I listed the house in Mar. 2010 and in 10 days had an offer for full asking price and they didn't care what the inspector had to say. All I did was clean the chimney. So, I was VERY lucky to sell in ten days and for full asking price...BUT...my lots aren't selling at all. One is in a valley with no view, the other is on the main street with an unparalled view of Pikes Peak, yet no takers. They are the lots next to my house, and even my buyers didn't want them. My neighbors across the street have had their house for sale for a year and made two price reductions. I'd keep the lot in Divide and look at Woodland Park. WP has everything you'd need, and you might find a foreclosure the size of what you want, and on some land, too.

Teller County Public Trustee Foreclosure Sale List This site lists the houses already in foreclosure and when their sale date will be. You can set the date at the top. It'll say "show all", but you can change that to the week you want to see the sales. I'd start with May 25th. Unless the owner suddenly cures by restoring their default, the sales will happen. Maybe this will help you find a house with the amenities you want in an area you want.
