Hello, we currently live in Wa state and have really been struggling this past year as the demand for my hubby's job has severely declined. (hvac) We worked for 7 yrs to repair our credit, but the past few months, it's really taken a beating. (having to juggle payments & use cards for household bills.) My husband has been offered a job by his brother @ Toyota and we are hoping to relocate there within 6 mos. Are there many people willing to work with those in our situation, or are we screwed? I have no doubt if we stay here much longer we will really be in bad shape! Any suggestions would be appreciated... we just want the best life for our kids and really feel like we are failing them lately

I suspect it will be difficult. Based on personal observation, as a landlord I would actively avoid renting to someone with a recent history of missed payments for whatever reason, because that history strongly suggests I could well join that hit parade if I were to lease to them. Very few people will knowingly sign up for somebody else's problems to become theirs...

They'll probably want an increased down payment. For them it is a very legit concern that you may decide not to continue paying rent and instead try to squat in the house avoiding eviction attempts and costing him thousands while he pays the mortgage on the property. If you have proof that you have a job--and that you have paid your last landlord all the money that was due, they may be willing to take you in with a larger down payment and strict schedule for rental payments. If you left the last landlord hanging, only a fool would offer to rent a house. If you paid them and can pay the new one, I wouldn't expect much trouble.
PS. Based on my personal experience. If ANY of the previous landlords had not been paid, I would not accept an application to rent. Of course, I don't even live in Colorado Springs yet
