would you recommend denver? CO Springs? We have a young son and our top priority would be a safe and clean place to live with good schools. Obviously, we will be on two teacher salaries, so where can we afford to live that will be ideal for a family?

thanks. I did read most of the thread. My primary concern other than safe and clean for my children is price....teachers aren't getting massive raises soon so I want to be able to afford a nice (not nec fancy) home.

any ideas on taxes/insurance/homeowners association costs in the neighborhood? thanks!

I own a house 1/2 mile from the beach in NE florida and pay about 2k in ins and 2k taxes per year to give you an idea of what I am used to.

Taxes here, rule of thumb only, is 0.6% of market value. That's about $1500.00 per year on a $250k home in Briargate, zip 80920, in D20. See the photo tour of Zip 80920 / Briargate in this forum to get an idea of some of the schools here. Home Owners Insurance (HOI) WILL be well less than $2k per year. Compared to most in FL, you are on the low side of taxes and HOI. Many there pay $6-8k for taxes and $6-8k more for HOI.
