What are some of the better neighborhoods < 300K (Gleneagle: new home, movies)

Hi all,
My wife and I are possibly relocating to the greater CO Springs area and I am wondering about housing/neighborhoods.
We currently live in WA. and are done with the rain! 8 years is enough.
We are both medical professionals ( RN and CT Scan/Radiology), love the outdoors, have a couple of larger dogs ( Lab and Labradoodle).
My wife has a job offer from St. Francis and I am currently speaking with them as well as First Choice.
We'd be looking for something in the 200-260K range most lilkely, with a larger lot.
Any areas to stay away from? Better areas to look?

At $250k most of the city is in your range. I'm partial to the Briargate area, zip 80920, along the Powers corridor, which is also where St. Francis is located (Powers Blvd and Woodmen Rd). There's a lot of newish stuff along the Powers corridor, plus shopping, movies, eateries and the minor league baseball park.

I also like the Rockrimmon area, some of which is on Woodmen Rd, west of I-25.

Lot sizes here usually not large due to the expense of watering.

Forgot to mention, near golf and cycle paths would be really attractive.

I would look in the Gleneagle area. Lots that big are harder to find in town, but that area has some older (70s) homes that have bigger lots. It's also near the Gleneagle golf course. Gleneagle is also a very nice neighborhood, with top notch schools.

There are probably other neighborhoods as well, but your factors all reminded me of that.

Old Farm! There are lots between 1/4-1/2 acre. We are right near the powers/woodmen/austin bluffs corridors.

Prices should be dropping here too now that the golf course is CLOSED.

Oh, I'd forgotten that it was closed!

It's still a nice neighborhood. Unless the house is RIGHT on the golf course, I woudln't think it would drop. Decent homes, larger lots, good schools. There's demand for it.

But that's just my opinion.

We live in the Stetson Hills neighborhood (80923) Powers/Dublin and Powers/Stetson Hills. My lot is .25 acre but I don't think many homes in the neighborhood have that size. We love our area but we would probably consider a smaller lot just due to yard work and watering. But I am thankful our lot backs up to a field and we don't have neighbors too close. Powers/Dublin is very close by to Penrose St. Francis hospital. There are some new home construction, roads, businesses, etc. so things are growing.

There is also Springs Ranch (80922) which have some homes along the Springs Ranch golf course.

My wife will be in town next week looking around a bit.
One concern I have is the water situation. Just how bad is it? I know you have had about 5 or 6 years of drought conditions.
Also, are there any areas that are less/more windy? Dog Parks or off leash areas?
Any areas to avoid?
Springs Ranch seems like it would be a nice area to live. Wife would probably be working at the smaller of the St Francis facilities, and I am interviewing w/ First Choice for a position in one of the new stand alone ER sites.
